"We cannot recommend this hotel highly enough!!. We were going to York again for a short break , and thought to try somewhere different,so after reading Trip Advisor, we booked Southlands. Every good comment was totally justified .The standard of the rooms & ensuites is excellent, & spotless, with everything you would expect, and don't often get, from larger more expensive hotels. The pictures on the website are very accurate, no enhansement at all , they look lovely, and they are lovely. Breakfast was superb,, juice, fresh fruit, cereals, and a choice from the hot menu which we thought was cooked to perfection. all served in the light airy breakfast room. Karen & Steve are brilliant, nothing is too much trouble for them. We will most certainly be booking Southlands for our next York break."

a 5 star guest house
"what can you expect from a b&b..... not alot normally just bed and breakfast, we would normally steer clear and use hotels with better facillities for our familly, however i can't praise our visit to the southlands guest house enough, we are a young familly and its very rare to find hosts like karen and steve who entertained our daughter, helping us to relax and enjoy our visit properly, its along time scince we have been made to feel so welcome and cared for we will definatly be visiting again in the near future in the knowledge that we will have a spacious well kitted out room with everything you need from a mini fridge for our daughters juice to a dvd player to entertain her while we are in our room, and with such welcoming hosts we know we will be well catered for from our arrival through to a healthy full english served with a warm smile and freindly conversation, this is a familly run guest house and we where made to feel part of that familly. thank you"

Felt Like Home!!
"My sister and I stayed for 2 nights at Southlands in mid September and had a wonderful time during our stay. We didn't get a chance to meet Steve, but Karen was just lovely - so very helpful and easy to chat with. We booked the family room and we were pleasantly surprised to find it even more lovely than the picture on the website. The room was bright and cheery, and smelled ever so fresh and clean. The room was well stocked with coffee and tea to make for our enjoyment, along with some lovely biscuits. There were plenty of toiletries beautifully presented for our use as well, which was a lovely added touch. We were very tired from our trip, and noticing that, Karen brought us up a lovely hot cup of coffee and tea set out nicely on a tray for our refreshment...this added touch truly made us feel welcome! The breakfasts were just fantastic, and we loved the bowl of fresh fruit and berries topped with yoghurt to start off our breakfast. Just wonderful! Location was great - a 10 minute walk to York City Centre! We couldn't have asked for more! Overall, we had an excellent time at Southlands, and hope to come back for a visit sometime soon!"

"We have just enjoyed a short stay at Southlands. A pat on the back to Karen and Steve who have created the most relaxing atmosphere. Each visitor is treated with the utmost concern and given individual attention. The room was comfortable and spotlessly clean, we felt we were staying with friends."

Lovely guest house - very good value
"This was the cleanest and best maintained accomodation during our entire trip. Spotless. Steve and Karen just took it over this year, but they are doing a great job. The room was small for three people, but completely sufficient. Breakfast was well done - service was excellent. The only negative was the claim of being ten minutes from the train station. It's a good 20 minute up-hill walk without bags. Take a taxi, and that's solved."

A very warm welcome
"Trip-Advisor has come up trumps with Southlands Guest House. I was looking for somewhere close(ish) to the railway station (15 minutes walk) and that takes credit cards (so many B&Bs now donât). My room was, spacious, spotlessly clean and very light. As well as the TV (unfortunately reception isnât great) there was a DVD player. Breakfast was great (including fresh fruit to start) and Karen was very amenable to an earlier start when needed. Her welcome really made my stay so much more enjoyable. Although the B&B isnât in the heart of York, itâs a pleasant 10 minute walk to the centre. There is a good range of local shops within a couple of minutes. The next time Iâm in York, for business or pleasure, I will certainly stay here again."

Loved the Southlands Guest House
"We had a lovely stay at the Southlands Guest House. Our hosts, Karen and Steve, were very attentive and on hand to help us with anything we needed. We were helped to our room with our luggage and made to feel very welcome - nothing was too much trouble. Our room was beautiful and extremely clean, as was the delightful dining area downstairs where we took a delicious breakfast each morning - cereal, fresh fruit and fruit juices and a hearty cooked breakfast. The location of Southlands is ideal as it's a short walk to the city centre and all of York's wonderful attractions and there's also a park (Rowntree Park) near to the guest house where there's plenty of space to make a picnic and an excellent play area for younger children, who are also very well catered for at Southlands. All in all a great experience - we'd recommend Southlands to anyone planning a trip to York."

The Best Guest House in York!!
"We have just returned home from the most wonderful weekend stay at the Southlands Guest House. What can we say? The guest house was beautiful with rooms that are of a high standard, clean and tastefully decorated. Karen and Steve were the best host's you could wish for. Very friendly and welcoming and go out of their way to help you. It was my boyfriends birthday while we were there and they got champayne in for us and decorated the room which was a fantastic surprise. We will definatley be returning very soon and are very sad to be home. If your reading this Karen and Steve, thank you for everything you did. We have had the best weekend ever."

A wonderful B&B!
"A wonderful guest house. Good quality breakfast. Exceptionally clean rooms and bathrooms nd bedding that smells freshly laundered. Easy to park directly outside the B&B and the owners are friendly but not intrusive. I hope that as the B&B becomes more well known (as they are new) that their very high standards will continue for future guests to enjoy. Highly recommended."

A brilliant weekend break
"What a find! You can't always be sure of what you are getting when you find something online but Southlands was fantastic. Karen and Steve were very welcoming and helpful. The B&B is tastefully furnished, clean and comfortable. The breakfasts were fantastic with lots of choices. We couldn't have asked for more. If we found ourselves in York again we would definitely come back and stay."
