"What else can anyone say. The whole weekend has been excellant. We stayed for three nights and got back today. From the minute we walked through the front door of the All Seasons B&B in Filey we knew we had made the right choice. The place is immaculate. Lesley and Andrew made us feel really welcome and advised us of all the good places to eat in Filey. This was the first time since our honeymoon 22 years ago that we had been away on our own and it was an excellant choice. The breakfasts were fantastic, I don't think anyone could find anything to complain about, the beds were super comfy and the decor was very modern. The B&B is in the perfect location and we thoroughly enjoyed our stay. We really hope you continue to do well with this business venture. Thankyou again."

The most amazing hospitality
"Having holidayed all over Europe in 5,4 and 3* hotels, we have never stayed in a place so nice as the All Sesons Guest House in Filey.Lesley and Andrew are perfect hosts, the rooms are immaculate, the food is excellent and nothing is too much trouble for the hosts. Someone wrote in the guestbook " Best guest house on Cleveland Way" We would say it's the best Guest House this side of Cleveland Ohio USA"

Exceptional guesthouse of the highest standard.
"I had the pleasure of staying at the All Seasons Guest House last weekend whilst attending a course nearby. I was warmly greeted by Linda and shown to a beautifully appointed twin room. The decor and furnishings were of a high standard and the attention to detail ensured that I had a very comfortable overnight stay. I had an early breakfast the next morning which was delicious, especially the award winning Masham sausages. Thankyou Lesley and Andrew for your hospitality and I look forward to visiting again."

"My mother, sister and myself stayed for 2 nights and from beginning to end our stay was perfect, from the beautifully stylish rooms, and I can't rave about the beds and bed linen enough, to the fabulous breakfast. Nothing was too much trouble, even our individual breakfast demands, have the poached eggs they're to die for, and Andrew even gave us a lIft to the restuarant on Saturday and then picked us up again later. Like another reviewer said this will be our guesthouse benchmark from now on but really you just wouldn't go anywhere else!"

Customer service at its very best. A real find!
"We were planning a bank holiday weekend away to Filey and found the All Seasons Guest House on the internet. Its rave reviews on Trip Advisor were reassuring and after visiting the All Seasons website we were suitably impressed. We booked a double room and from start to end our weekend break was perfect. The welcome was warm, the room was stunning and the breakfast superb. Nothing was too much trouble for the owners and they made us feel right at home. The quality of the experience was first class and Lesley and Anthony should be very proud of their business. The crisp linens, fluffy pillows and comfy bed were a bonus. The B&B is just a short stroll away from everything - shops, pubs, bakeries, gardens and of course the wonderful beach. All Seasons is clean, bright and airy and a most definately a place that you'll want to return to!"

"We only had time to stay one night but wish we could have stayed longer. Lesley, one of the proprietors, was very helpful on the phone when we booked and she gave us a lovely welcome. The property had recently been refurbished to a very high standard and was fresh and really clean. Great attention had been paid to detail with very nice finishing touches. The food was resourced locally and was excellent. Altogether a totally pleasand experience and we will definitely gp again"

"Just arrived back in West Midlands after three nights at the All Seasons. This the benchmark with which to compare all others. Hospitality, rooms, food, and even the advice on the area was first class. It was like staying with friends, but without the obligation to help with the dishes! Hope to re-visit soon."

Top notch, great stay
"Having slept on a concrete slab for a bed the previous night, not far away in a Whitby based guesthouse we chose this guesthouse for our visit to Filey in the hope we would have better luck. We found a gem so much so that we decided to stay another night. The beds are really comfy and cosy, we looked forward to sleeping in it, the rooms are tastefully decorated in a contemporary style and the bathrooms are of a very high standard, the bathrooms actually remind me of Las Vegas, they are that good. Its all about the small details, the towels are fluffy and smell nice, there are ear buds and sewing kits in the bathroom, wireless internet, freeview television and the breakfast has won awards, you even get to choose what kind of sausage you would like. Im not really a breakfast or a morning person, but i made an effort to get up for breakfast both mornings because it was awesome. Did i mention the owners are really down to earth, friendly and helpful? All in all im glad we chose to stay there and would most definitely stay there again if we are in Filey. I wish the owners all the success with their new guesthouse. Go stay there!"

Simply, The Best !
"We have just returned home from Filey where we have once again been made more than welcome by Lesley and Andrew at their fabulous guest house "All Seasons". The rooms are decorated and furnished to the highest standard with immaculate attention to detail. The guest lounge is warm and welcoming,a delight day or evening. Food ? Well ! .....Breakfast is second to none, fresh fruits, cereals, full english, in fact everything and anything, we even sampled Lesley's home made marmalade, wonderful ! Filey is a little gem without a doubt, "All Seasons" is a gem of a guest house,we absolutely love it and will return, asap! Thanks to Lesley and Andrew."

Ist Class Accomodation and Hospitality
"Myself, husband and two boys have just returned from a fantastic break in Filey. Not only was the town a real delight but the All Seasons Guest House was everything we could have hoped for. Lesley was there to greet us and take our bags to the room. The room was spacious with twin beds just off the main room. All the decoration was beautiful and fresh and the bedlinen and towels were crisp and white. The whole guest house was very tastefully decorated to a very high standard. And the breakfast was to die for. Lesley had found out that day that she had won an award for her breakfasts and i am not suprised. Everything was locally sourced, even to the fresh raspberries and strawberries that were available. Although we only had breakfast, an evening meal was an option and I am sure this would have been to an exceptional standard. If take-away meals were brought back, a table would be set in the dining room which is something I had not experienced before. One night we came in and sat in the lounge watching a dvd and Lesley brought us a pot of tea and squash for the boys. It was this kind of touch which will ensure we visit again. Presentation was everything and you could tell this was Lesley's pride and joy and not just a business. With this kind of attention to detail, I would recommend this guest house to anyone wanting to stay in Filey. We will definately be going back!!"
