As good as expected
"This was a lovely guest house to stay in, with nothing to complain about! Nice sized room, quiet but handy location, super breakfast. Will happily go back next time. The owners were friendly and helpful and it was very good value for the high standard of accomodation."

"if you want to stay in luxurious surroundings in a relaxing location with excellent food then you will find no better than this hotel, it has everything you could wish for and keith and elsa are very welcoming and friendly and they work extremely hard to make your stay pleasent and enjoyable, we will definately return sharon and bill essex"

Claimed to have sea views but not the case unless you hang out the window
"Booked a night as a special treat for my wife's birthday. Having read all the positive reviews called the owners and booked the top room (suite). On the phone the owners were very polite and we arranged to arrive early (11am), the owners said that would be ok. On arrival the owners seemed a little off that we had arrived early even though we did not need to book in we just wanted to park the car and come back later. The room was a little on the small side and the sea view could only be seen if you hang out the window as the place is in a built up area and side on to the sea. We have stayed in a lot of places and I have to say we did not feel overly welcome. Later that night we had a family emergency and had to leave without staying. We contacted the owners later that night to explain the situation and that we would not be back or require breakfast. They verbally offered to look after us, but later made no offer even though we made a special effort to return the key. It is a clean place to stay but in our case customer service was not what we are use too. This is the first time we have gone for a small place to stay and we feel that the bigger hotels offer better service/value for money."

Best guest house I've ever stayed in
"This guest house really focusses on the small details that make a stay memorable. The owners are extremely welcoming, we were later than expected due to traffic, they we're not phased that we arrived after regular check in hours. It was our anniversary and they had put a bottle of champagne and strawberries in our room :)
I appreciated it was an adult only guest house as we were escaping the city and not in the mood to be woken up by crying kids etc!
Breakfast was cooked to perfection and there was plenty of it, they accomadated my vegetarian and decaf needs without question. It was nice to have breafast at a large table for two rather than a pokey one where you find yourself balancing the plates!
It's a lovely touch to put little bottles of water in the room (great for the day ahead) and each floor has a fridge with fruit and milk in and table with sweeties :). It also nice to be supplied with large coffee mugs rather than teeny tiny cups you often get! The bathroom is full of free toiletries - everything from shower caps to cotton wool! The room also has his and hers bath robes and slippers!
We had such a lovely stay which really made our escape to Yarmouth from London a real treat.

5 Star luxury- true!!
"We booked this place as a base to tour Norfolk for a few days in the spring off the back of a review in 'Coast' Magazine. What an absolute gem.
It was superb. Everything ouzed quality and style from the thick fluffy bath robes and excellent bathroom to the quality breakfast selection.
Copious supplies of varied hot drinks for the room, fresh milk and water every day.
Comfy beds, good linen an the whole place simply immaculate. A real credit to the owners. I would recommend this Hotel to my best friend- and as a special rate we only paid just over Â£40 a night for the room for the 2 of us. Give it a try- you wont be disappointed."

"Stayed here for 3 nights in September and honestly can not say enough good things about it. Hotel is ran by a very friendly couple who are wonderful hosts but also allow you plenty of privacy. We were given a complimentary upgrade to a lovely suite that had every amenity you could want. In saying that, the standard rooms were also very comfortable. The bar was well stocked at reasonable prices. Breakfast was very nice with a very good selection to choose from. Location is excellent in Great Yarmouth. We really enjoyed our stay and will have no hesitation in staying here again on our future trips."

Great New Boutique B&B
"We enjoyed a fantastic time at '3 Norfolk Square' in June 2009 for three nights and managed to get a superb room rate. On arrival we were met by the owner, who proceeded to offer us a room upgrade at no extra cost. This was a reallly generous offer and made us feel very welcome.
Service - throughout our stay we felt that the service we received was outstanding, we were always greeted with a smile and and the staff made us feel very welcome.
Atmosphere - the guesthouse website said 'boutique' and we weren't disappointed. All fixtures and fittings were of very high quality and being pretty new, nothing looked dated or overused. At lot of thought has been put into the design of 3 Norfolk Square and the owners deserve great credit for the investment they have made.
Value - We paid Â£100 total (special deal for 2 adults) for three nights and felt that to be outstanding value for a quality guesthouse in such a nice location. Full English breakfast was included and again we could not fault anything.
Room - we were upgraded to a Luxury Suite (No 5) and it was truly excellent. The bed, furniture and bathroom were all high quality and the little touches included fresh fruit,
colour television, desk with lamp, iron & board, frige, safe, DVD player, CD player, wireless internet connection, hairdryer,Freeview and tea & coffee making facilities.
Location - to the north of Great Yarmouth's centre, Norfolk Square is in a nice quiet location but is only a few minutes walk from the main tourist attractions.
Overall - we think this is the best guesthouse we have ever visited in Great Yarmouth and would have no hesitation in returning the next time we visit Norfolk.
Special mention to Yarmouth's best little restaurant, Lazarellas (pizzas & pasta) and we'd also recommend the Mariner's Tavern for anyone who likes a pint of real ale."
