Our best B & B EVER!
"Having now just completed a three week tour of the UK we can say with out hesitation that this B & B is by far and away the very best we stayed in. We doubt you will ever find better! It is truly a 5 star + experience at a very reasonable cost. Iris and Jim would have to be the most genuine and friendly hosts, nothing is a problem and they go out of their way to make you feel at home. The rooms are huge, immaculately clean and beautifully decorated and equipped with everything you could possibly need - right down to a bedside torch and binoculars to watch the delightful rabbits bouncing around on the massive front lawn. You could hold a party in the ensuite it is so large and beautifully appointed with every soap, lotion, fluffy towels and a bide - all beautifuuly tiled and very modern. The breakfasts were sumptuous with a variety of fresh fruits and cereals and a beautifully cooked English as well. Our only only regret is that we didn't discover Jim and Iris sooner because Truro is the perfect place to spend a number of days exploring Cornwall. It is so central to everthing you want to see and such a pleasure to return to this lovely home in the evenings. Thanks Iris and Jim you're the best :)"

Like stumbling into a magic dream
"From the moment, we entered the charming hillside path that lead up to the house, with the tranquil greenery and meandering bunny rabbits, we knew we had found a discovery to treasure. The location feels like a precious secret that you have had the privilege of being invited into by the wonderfully friendly Jim and Iris, who have thought of every enchanting little touch. Our elegant, airy room was perfect with beautiful delicacies such as fine quality linens, furnishings, crystal glasses and china, bottled water, warm dressing robes, slippers and a plentiful supply of biscuits, speciality teas, coffee and hot chocolate. The view from our large window was spectacular, waking up to such dreamy landscape felt like we were encapsulated in an otherworldly idyll. The bathroom was capacious with Miller Harris toiletries, cotton pads, soft fluffy towels and face cloths, double sink, bathtub and separate power shower. As we had arrived quite late we decided to stay in the room in the evening and bought food in with us for which Iris kindly offered us plates and cutlery, whilst we used the free wifi to watch iplayer. Iris casually let us pick our time for the delightful breakfast which included a huge spread of yoghurts, fresh fruit salads, muesli and cereals with delicious breads and lime compote. The cooked produce was all locally sourced and was grilled so that it was fresh and juicy. I am told the bacon and herb infused mushrooms were both particularly gorgeous. I chose just to have a continental meal but when Iris found out I am a vegetarian she was very accommodating and I am sure she would have whipped up something just as extraordinarily lovely if I had wanted a cooked breakfast. Iris put no regulation or pressure on us to leave but reluctantly when it was time for us to go we felt as though we had finally left the bubble. We have already booked our next stay at Blankednick farm and will always recommend the harmonious magic Iris and Jim have so thoughtfully conjured up to everyone."

"Dear Iris, Jim, Gary and Bernie, We wanted to let you know what a wonderful time we had staying with you last month. The time we spent at Blankednick Farm was perfect. You were all so accommodating and we felt looked after and we felt free to do our own thing. We really felt like we were staying with family and felt a tinge of sadness when we left. You were so friendly and warm. Our room was beautiful, large, luxurious (big bed and BIG TV!) and quiet and the bathroom was about the same size of the bedroom we stayed in at the B&B we were in the night before we visited you. It was enormous and had all the trimmings, lotions, gels, shampoos, big soft towels and even nice soft toilet paper. Breakfast was great, we loved that fact that it was grilled, it made all the difference. The fresh fruit each morning was something to look forward to, as well. We had nothing to complain about and couldn't think of something if we tried. An extra thank you to Iris who laundered my linen trousers that got muddy on one of our forest walks. You also both knew a lot about the area and what we could go and see and where to eat. Thanks for booking The Old Quay Inn for us, we enjoyed that, too. We've told your name to as many people as we could, who've asked about our trip to Cornwall and thought the best place to get the word our was on Trip Advisor. So we hope Blankednick Farm continues to draw new people to you, who leave as happy and relaxed as we did. We truly had a PERFECT time. We were glad to be able to help you with your computers - we loved the free internet, very handy and a must these days. Such a wonderful place and people - thanks TripAdvisor
"On TripAdvisor, it looked excellent- and it was! We were greeted as if we were family by Iris and Jim. They made us feel at home and were really easy to get on with. It's obvious that they love their job. They have created a lovely guest house. Our room was superb - tastefully decorated - spacious and with a stunning view across a wooded valley. We were busy elsewhere so didn't have time to explore their 16 acres, but caught views of bluebell woods, clear streams and rolling pastures as we drove along the lane from the main road. Attention to detail was exceptional, the little touches were very pleasing. Great care has been taken to ensure we had a pleasant stay. The breakfasts were delicious and made with locally sourced produce. We will return to this Cornish idyll to explore those 16 acres! Thanks Iris and Jim."

Fantastic, not to be missed, can't fault it at all, didn't want to go out.
"An unexpected decision to go to cornwall for a few days last October, meant that I wanted to visit an old school friend living just outside of Falmouth, nr. Mylor. Couldn't find B&B so went to tourist information board in Falmouth. 2 B & Bs highlighted in the area we were looking for, this one and another. We were shown the website for Blankednick and I was sold. When we arrived we soon discovered that the pictures on the website just didn't give the true picture of what an absolutely fantastic place that we had come to. The welcome given to us by Iris was so genuine and warm, she took us to look at the rooms, which were superb. I instantly went for the Oak Room with its four poster bed and beautiful blue & cream decor. The rooms had everything from TV, dressing table, sofa, tissues and even the complimentary tea & coffee tray was so well considered. different varieties of coffee and tea, bottled water, even a proper biscuit jar. the en-suite was magnificent with its big bath, separate shower cubicle, big sink (it previously having been a bedroom hence it's size), down to all the toiletries provided. Again they all matched but were not in commercial individual wrappings, they were proper homely bottles etc. The matching beautifully soft bath robes provided were just the icing on the cake. Iris left us to decide whether or not we would like to stay, we went to find her & she offered us complimentary Cream tea which was delicious. The morning we were leaving although Iris had an appointment, we were not expected to leave at a particular time but at our leisure. Jim was also a great host, again very friendly and you are totally at ease, a lovely couple. I could go on about the quality of Blankednick, but what I will say is that I would not hesitate to recommend this B&B to anyone and we will not hesitate to return ourselves. Excellant accommodation and hospitality
"We stayed with Jim and Iris at their excellent B&B establishment for 4 nights in October. As mentioned on previous reviews the accommodation is both luxurious and immaculate, both Jim and Iris are perfect hosts and take great pride in offering you the perfect stay. Our room was called the Oak room, with a very comfy four poster bed, large flat screen TV, plenty of seating, tea/coffee facility, pleasant view over the surrounding green valley and an equally well equipped large en suite bathroom. The house is set in large grounds well away from any traffic noise guaranteeing you a good nightâs sleep. Breakfast was as expected, excellent with a good variety of offerings to start your day. Blankednick Farm is well positioned for easy access to Truro, Falmouth and many National Trust gardens and properties making it a very good base for exploring Cornwall. For evening meals Jim and Iris can recommend excellent pubs and restaurants within the area. Blankednick Farm was far superior than many hotels we have stayed in the pastâ¦â¦..highly recommended."

Superb accommodation and hospitality
"We stayed for four nights in the four poster room, which was superbly comfortable and had an equally luxurious en suite bathroom with a separate shower. The views from the room were stupendous and there was absolute peace and quiet. Everything was cleaned and refreshed daily. Jim and Iris Grifiin are pretty experienced at this B and B game and it shows. Everything we could possibly want provided including dressing gowns, hair dryer, shampoo, tea coffee and biscuits and even a pair of binoculars! Breakfast is taken in the lovely dining room and for non-meat eaters, such as my wife, iris made a delidious concoction of scrambled eggs, smoked salmon, mustard and probably a few other things as well - absolutely delicious. The full English was also excellent. we also had a complimentary, delicious cream tea on our first day. Jim and Iris make you feel really welcome and they are genuinely lovely people. We were really sorry to leave and we hope to come back again. Blankednick Farm is also very well located for Truro, Falmouth and the surrounding area being half a mile off the main A39 road. They also have 15 acres of grounds to explore.... I could go on!"

5 star quality at a 3 to 4 star price; supremely comfortable
"We booked four nights, stayed for five, and wished we could have stayed longer. Iris and Jim were lovely hosts. Quiet, peaceful setting. As we are from the States, we often try to book centuries old manor houses for the historic charm we can't get back home. However, although this house is modern, from our web search we very much liked the looks of the house and rooms, and the location seemed ideal as a base for exploring this end of Cornwall. Our 2nd floor room (Lime Room) was very large, well appointed, with a firm bed, ample storage, a relaxing view overlooking the countryside. Windows were large and the room had plenty of light. The en suite bathroom was larger than some of the hotel bedrooms we've stayed at in other visits to the UK and Europe. Indeed, the bathroom was fantastic: stellar shower and separate tub, ample hot water. If we could, we'd pack it up and swap it for ours back home. A+ for cleanliness, and the breakfasts were delicious. We enjoy staying away from busy cities and chose farm house B&Bs. Of course, that means you need a car to get around. The house is about a 4 minute drive off the main A39, roughly halfway between Truro and Falmouth, each roughly 15-20 minutes away.. This B&B is centrally located, rather than the type where you step out the door and walk around a town. We used the house as a convenient base for day trips to Lizard, St. Ives and the Lands End area, Tintagel and Padstow, and other spots. This B&B is a fantastic peaceful retreat and an amazing deal for the money. You get 5 star quality at a 3 to 4 star price."

Stunning views, warm hospitality and beautiful, clean luxurious rooms
"Stayed here over the weekend. Wonderful warm welcome from Iris and Jim who looked after us so well, with nothing being too much problem. They even gave us alift to the pub on Saturday evening so that we could have a drink. The House is set in a beautiful landscape with exceptional views. Our room was spotlessly clean and of a very good size. The bathroom was equally luxurious and well appointed. A good base to visit Truro and Falmouth and lots of things to do. We will be back again!"
