Is it a 3* hotel trying to be better, or a 5* hotel badly run?

"Just returned from 2 weeks staying in one of the villas on a half board basis. The Good 1. Beautiful location with stunning views. 2. Excellent restaurant staff - very helpful and friendly 3. Rooms clean and comfortable 4. Good food - ok, like others have said it was the same breakfast every day, but there was so much choice that it is easy to vary it if you wanted to yourself. The Bad 1. Price of drinks - A beer and a coke is €10 in hotel and €3 in village. They have a very nice bar area in the hotel which I never saw used once in the 2 weeks, and they have just built a beautiful poolside bar area, with comfortable furniture perfect for pre or after dinner drinks, but it was not used due to the prices and most people like us walked to village. 2. Upkeep - The hotel is starting to look a bit tired after only a year, the outdoor furniture round our pool was very rickety, with poorly attempted repairs, and the hammock swing which is the only comfortable seat to relax in was away for repairs and not due back for some time, so we had nowhere to just sit and relax. Complaints to reception staff were met with the inevitable "ahh well" . Our safe did not work on arrival and this was reported, I was told the next day that it was locked and only the owners had the code, and they were waiting for them to arrive, so 6 days later I reported again in front of the owners, and they seemed shocked, and sent someone to look at it again. 4 new batteries and it was fixed. 3. The shower cubicle which was also a sauna, leaked onto the bathroom floor, with the water running to a drain in front of the toilet, so you had to put shoes on to use the toilet or get wet feet, not good in the middle of the night!! 3. The evening menu got smaller and smaller with less choice as the days went by. At the beginning of the week I had fruit as a dessert which was a plate of sliced melon, bananas, and peaches very well presented, at the end of the 2 weeks I had fruit again and was given a bunch of grapes..... Saying that the food was always nice and well cooked. 4. The room has a kettle with 2 cups and sachets of tea and coffee, but no milk, and these are not replenished at all. The Ugly 1. The area beside the hotel was covered in builders rubbish, old pipes, spare tiles etc. If I had paid to have a 5* hotel built, I would ensure that the builders cleared up after themselves. The island is beautiful, Agia Efimia is a great base for exploring, and was my favourite location. We would visit again but would not use this hotel."
