Air con was broken, desk manageress refused to take responsibility, and the diner was filthy.

A very good hotel 7 out of 10. No bath, but a warm room. Child friendly Reception. Nice breakfast, easy-to-get to rooms. No pool. I would reccomend it for one or two night stay families, but not for really like active kids who like to run around a lot, hence the room size.

We had a pleasant stay. The rooms were clean, the linen and towels were fresh. The staff were helpful and friendly.
I found the directions we were given slightly confusing, but rang the hotel who gave good directions.
One problem was that we had 2 double beds for a family room, the original bed was fine, but the sofa bed that had been made up was very uncomfortable.
At breakfast it was very busy, and they were running out of food faster than they could refill, the self clear table scheme didn't seem to be working too well either, customers cleared, but nobody was wiping down afterwards, so the tables weren’t too special.

This is probably the worst hotel i have ever had the pleasure to stay in. The bar closed at 2130hrs due to lack of staff, the food menu had three choices, burgers, pizza and some other fat food. The cutlery was dirty and the food was even worse. The breakfast was a joke, sausage and scrambled egg with toast and machined coffee.
The room had tomato seeds splatted all over one wall and the toilet had not been cleaned correctly. we booked a double and ended up with a twin room, unfortunately due to the time of night did not have time to look elsewhere. the bar area was something you would see in an old conservative club, the seats where beer stained as well as the carpets.
The staff require to do a people skills course and also someone with management experience of a Hotel would help get this B&B not a hotel off to a start.
Overall a waste of £99 will never go back considering the night after i stayed in the New Forest for £89 treat like a king fantastic facilities, food and staff. Spend an extra 20mins on the road to avoid this hole.
