Clearly I didn't have such an unfortunate experience as the previous reviewers. However, it's beyond me why this hotel has 3 stars. Perhaps hotels in Edinburgh don't have to try very hard! The least I expect in a bedroom is a bedside table on both sides of the bed and a biscuit with the tea and coffee facilities (and a saucer for the cups!). It struck me that this hotel was looking to save a penny on everything, from cheap shampoo, soap and toilet paper to heating. My room was cold despite turning the small radiator up full blast. There was only a single cotton sheet on the bed although an extra blanket was provided. It's one of these hotels where you can have a perfectly pleasant meal (over-priced) in the restaurant and then feel as if you're entering a parallel universe when you go up to your room with torn wallpaper and the barest of facilities. Nor did I appreciate the default on the TV to the pay per view porn channels. The room was clean but not of the standard otherwise expected. And don't you just hate do-it-yourself breakfasts? Why should I make my own toast? I'm glad it wasn't my own money that was paying for this stay! I won't be back if it's up to me!

If I could select a zero rating out of 10 believe me I would. We had problem after problem here. My room in my student flat was in far better state than what you pay for here. A 3 star hotel. Mmmmmmm not sure who was rating the hotel. The manager perhaps. In fact no because that sounds like too much hard work. I notice that one review was in 2005 well here we are more than a year on and they are still getting poor reviews. It makes fawlty towers look like the Ritz, and at least Basil and Manwell looked liked they cared about customer satisfaction.

General state of maintenance in the...

General state of maintenance in the room was unsatisfactory if not dangerous. The window had been broken and replaced with a none-opening pane of glass. The old frame was left lying in the gutter and on the roof outside the window. The new glass had not been cleaned. There was glass on the bedroom carpet resulting in a cut.
The earth wire was disconnected from the sink on both sides. A wire was hanging down loose from behind the bathroom mirror. The toilet paper holder was hanging off the wall.
The bed was two divans locked together, or not as the case might be. The bed was uneven as some of the small bed legs were present and others were missing.
The chest of drawers contained clothes from a previous guest/employee. The handle from one of the drawers was in the drawer.
The wine list classed the Pinot Grigio wine as being French – I think the Italians would have something to say about this.
The bar food could not be described as hot when it arrived.
When leaving I mentioned the glass on the bedroom floor, and to their credit the hotel management did reduce the nightly rate, but were too busy to discuss the incident.
All very sad.

To begin with I was moved from the original hotel as they had a problem of some sort.
Upon arriving later morning I immediately enquired about getting my laundry done. I was told it had already left for the day. I reminded them that I had been transferred from my original hotel within the organization where they were able to do it and would like to get it done if at all possible. They made a call and told me they would be able to get it in if I was able to gather it right away. I had my small bag of laundry ( shorts, socks, underwear, pants, etc.mostly small items 20-25 items) for them within minutes. Upon checking out the next morning with my laundry packed I was presented the bill for the service. The grand total was $281.00 Canadian or 125 GBP. In amazement I asked if there was a clerical error and as far as they knew it was right. I told the desk manager that I was told it would be around 3-5 GBP and it was a small bag of shorts and socks and how could they justify that amount of money to launder 20-25 items. They agreed to confirm the amount with the laundry company and the manager would look into it.
I declined to clear the bill until we were certain of a figure. Leaving that morning, I found when I had arrived in Ireland that they had put the charge through. I emailed the manager of the hotel who assured me he would look into it and get back to me within a few days but he didn’t they didn’t feel responsible for these services. I had to remind him that laundry service was not an unusual request for travellers and that subjecting customers to that type of service had to be hard on business. After a month and 3 emails, I have yet to hear back from the hotel .
Please be aware of the fact that when you sign in and use a credit card you agree to pay for ALL incidentals, including ridiculously over priced services. Your only recourse is to get things in writing or perhaps stay with a reputable hotel. I have stayed at hotels all over the world and have used hotel and 3rd party service on many occasions and have never been this taken advantage of.

Ok I would advise no one in their...

Ok I would advise no one in their right mind to stay at this hotel. My partner and I stayed for 3 nights in it and the first 2 nights the heating had broken down in the whole hotel and my girlfriend had started to develop a very bad cold because of this.
The next thing was our loo burst and smelly water ran all over our room and we had to pack and move to another room in the cold I must add. Then on the day of leaving the deputy manager was very rude by coming over to out table at breakfast and informing us we had come down late for our breakfast while there were still a load of tables with people eating at them.
We were never giving any compensation to date and have yet to hear back from the manager who promised he would call us. I would recommend not booking this hotel as I feel the service and the over all quality is very low. Save your money and go to a hotel that will give you heat and some good manners.
