An excellent base for Fringe-goers

We've been staying at the Armadillo during the Festival on and off for around a decade. Never less than a friendly, relaxed service from the staff and with a real personal touch. We're always made to feel like family. A good range of breakfast options at Armadillo too to set you up for day. Very reasonable rates with options of en suite or more compact rooms for those with plans to be out most of the day, like us. Superbly located for anyone visiting during Fringe - 20mins from Stand/Assembly, 10mins from Gilded/Underbelly, 15mins from Pleasance Courtyard and just down the road from Traverse, so late night trips home won't be costly even in a taxi. If a long stay there's also a dry cleaner nearby with delivery service, plus some decent cafes/restaurants, internet cafe and mini-markets.

arrived around noon in the armadillo and been warm welcomed by the owner trish. a friendly and helpful lady.
we had a room on second floor, which wasnt a problem for us.
so far i have been only to england and this was our first time in scotland. to me, the standard of the room was ok. i do not need fancy furniture, i am happy, if it is clean and cosy. that it was. much cleaner than i know it from england (sorry that i have to say that).
it is right, that you dont get shampoo (but i also didnt ask for it, maybe you can have it?), but handsoap was there, and that is ok. i anyway prefer my own stuff and i am not a hotelshampoo-collector ;-)
clean towels daily.
breakfast was good. you couldve choose every morning between six diff. for the next day. varity from egg/bacon/beans to fruits to cerial.
th breakfasttim was maybe a little early. 30 min later wouldve been perfekt.
only things, i have to complain: twice the roomkeeper forgot to clean our teacups and i think it is tim to buy a new toiletbrush.
our room was to the back, so also quiet.
location is perfect. bus nearby. and city center in 10min walk. taxi from airport was 15 gbp. and to trainstation 4,50 gbp.
resume: we had a good time and wont me the only time.
edinburgh is beautyful.
our tip: see the armstrong's vintage store on grassmarket - we felt in love with that place.

Upon arrival at the Armadillo, we were greeted by the landlady and made welcome. We were asked to fill in the form letting the kitchen know of our breakfast choices for the next day.
We told the landlady that we were on an early tour for the next two mornings and would not be available for breakfast. The landlady volunteered (we did not ask) to put together a breakfast package for us to take with us. This package had lots of fresh fruit and yogurt, what a life saver that was.
We had reserved a room with an en-suite and although the room and the en-suite were small, they were clean and well looked after. If any complaint can be registered it would be the fact that there is no elevator, only stairs. If you have a problem climbing multiple flights of stairs, this B&B is not for you, or make sure you book a room on the main floor.

My two friends and I have just returned from a short break over the New Year / Hogmanay and we stayed at the Armadillo Guest House.
Upon our arrival on Sunday afternoon we were greeted by Trish (the owner) who was welcoming and friendly. She gave us all individual keys to our room and talked us through everything we needed to know especially how we ordered breakfast. She was extremely helpful when we started asking questions about where everything was and what was happening over the Hogmanay weekend as this was our first time.
We stayed in room 5 which had an en-suite bathroom. Our room was clean and adequate for our stay. There was plenty of wardrobe and drawer space for us all and we had a TV, kettle, radiator and towels were included. The only thing that would have been nice was for the window to open as you can imagine how hot the room got with three women getting ready at once.
There was a wide range of choice for breakfast from the full works to fresh fruit and yogurt, and on New Year’s Day we even had crackers to pull. Trish was very accommodating and even went out and got my mate tinned tomatoes to have with her scrambled egg. Tea, Coffee and toast were unlimited. Just enough to fill the gap before you go off sightseeing.
The guest house is in the perfect location, the main attractions and main streets are just a 10 minute walk away but it’s just far enough away from the hustle and bustle of the city to enjoy a quiet night’s sleep.
I have stayed in several guest houses across the country and in my opinion this is a welcoming, friendly place to stay and I would definitely recommend this guest house to friends and family and there is even talk about booking up for next year and it’s only January 8th.

If you are thinking about a cosy place for a short holiday in Edinburgh DO NOT stay in Armadillo! Armadillo was not a pleasant place to stay.
On arrival we were welcomed with a pointless argument regarding price of the rooms (information received on the phone when booking was completely different than we were told on arrival, blaming the assistant who we spoke to before).
The room we were showed was small and VERY basic (old TV without remote, bedside lamp not working, no hair dryer, stained linen). Electrical plugs / light switches in a very unsatisfying condition.
Bathroom (outside the room) with a low standard of cleanliness, no soap/shower gel/shampoo.
The only thing we were happy about was the weather which allowed us to spend as little time in an Armadillo as we could.

Hello, Just returned from a long weekend to the Armadillo with 5 friends over the New Year to celebrate Hogmanay.
Some of the below comments are unfair regarding this Guest House. As soon as we arrived on the Friday, we were made welcome by the land lady who give us our keys and explained the usually procedures, as well as handing us info on all the events over the weekend.
The rooms are basic but clean and cosy. They're not all en-suite but you are informed of the types of rooms available prior to booking. My room was not en-suite but I had a shower room right next to me. The shower room was really clean and I couldn't fault it.
With regards to Breakfast, there is a wide choice. You can choose a full English Breakfast but are also welcome to help yourself to the Cereals on offer. There is also unlimited toast and tea/coffee.
Also, on New Years day, all rooms got a food and drinks hamper. This included sandwiches, crisps, chocolate, nuts, coke and even a small bottle of Whisky!
The Guesthouse is located within walking distance to all main attractions and we didn't need to use public transport once apart from taking us back to the train station.
I would recommend this place to other people and would also stay there again should I return to Edinburgh.
Even though the Hogmanay events were called off due to Weather, we still had a great time!

My family stayed at this lovely guest house. Myself, my wife and 2 young children. The lady owner could not be more helpful and the rooms were beautiful and clean.
I cannot understand previous comments - some people nowadays are incredibly malicious. Great place, great location, great service. 4*.

Thank you so much for making our stay so good. We had a great time and you made us very comfortable. I agree with the other lady that the standard of cleanliness is very high and the breakfasts more than adequate.
We can't fault you. What a great place in a great city. We could walk everywhere from the guest house and the location is marvellous with theatres, pubs, restaurants and all the sights within a ten minute walk. Edinburgh is a wonderful, historic, city and the rates at this 3 Star guest house are more than reasonable. We will be back next year!

Seeing is believing. I would recommend all other visitors to stay clear of the Armadillo from the outside it looks like a prestige guest house the rooms are basic.
I arrived on the Friday and paid for 3 nights in advance before seeing my room. When I got to my room it was small me and my husband could barely put our bags down.
We investigated the room further to discover dog hairs, and marks on my bedding I don’t mind dogs but the thought of them being on my bed etc put me right off. To top it of when I went for a shower it was dirty and the rim was black with grime.
The following morning we went for breakfast, they are extremely stingy with there portions the orange juice tasted off, and the bread was out of date, she left the reduction sticker on by mistake.
Enough was enough we asked for a refund for the next two nights they disagreed. We pointed out all the faults it didn’t bother them so we left and contacted the tourist board as they have awarded the 3stars and as compensation I got half of 1 nights money back.
I am disgraced that people are able to run a business in this way something should be done to protect us. I then had to book in some where else so my budget holiday became a very expensive one for the price I paid at armadillo it would have been cheaper to go to a 5 star.

I have read the previous reviews and cannot believe this is the correct place where I stayed in the summer. I was here in early May and then came back in August. This guest house is very clean , the menu for breakfast is extensive and the staff delightful. It is in a wonderful location as all attractions are within walking distance and I have no reservation about recommending it to all ages of travellers.
I feel this is possibly a malicious attempt to try and sabotage a very welcoming and obviously successful business. Thank you to The Armadillo you made our stay perfect and we will certainly be back.

A weekend break with girl friends...

A weekend break with girl friends doesn’t happen very often when you are a single mum of 6. To start with the 1 hr flight was delayed for 3 & a half hours which put us in a bad mood to start with.
On arrival the B&B looked lovely from outside(homely) which is what we were looking for.
The reception area was pleasant and well lit.
There were 4 of us & when we walked into the room we were distraught , to say the least. There was 1 double and 2 single beds and a sink. No bathroom or shower in the room which is what we were expecting.
We went out straight away as it was already after 10pm.
On our return we got into bed and one of the beds had stained sheets and pillow cases which meant that they had not been washed so we had to share a single bed with 2 and a double bed with 2.
We went for breakfast in the morning and when I put the first spoonful of cereal into my mouth I felt sick because the milk was sour.
When I told the owner she did nothing.
The fried breakfast was not an adult portion and after eating 2 rounds of toast I took a bite out of the third slice only to find it covered in mould.
We fled to our rooms and got changed and went out to drown our sorrows.
We did not have any chance of a refund and could not afford to stay anywhere else.
Since our return we have discovered bite marks on our lower part of our legs and assume that the bed had flees.
We had never been to Edinburgh before and could not enjoy the beauty of the place because we were so depressed.
I wish we had paid £5 extra per night and booked into the travel lodge, at least you know you get clean bedding, polite and helpful staff and more importantly-on suite facilities.
We would have been better off in a tent I am sure of It.
I will never recommend the B&B to anyone.
Two of us had to go into debt to go on this break and we will need counselling to get over It.
It has got to be the worst place I have ever stayed in, I even had to spend 15 minutes cleaning out the bath before showering because it was covered in pubic hair and the plug hole was congested with hair and slime.
Not good at all, and I don’t moan for nothing I can assure you.
The taxi services were outstanding and buses were every 5 minutes.
There is one place I will recommend and that is a place called Ryan’s bar, we had food there 2 days running.
