OK, if I would have given my rating on my first impression of the resort it would have been 5 stars. The rooms were large(2 bedrooms), clean and bright. We were in the 800 (4th floor) building which overlooked the water park and lagoon. I loved sitting out on the balcony. The kids loved the large jacuzzi, it was like a pool for them. The master suite was hugh compared to the disney resorts we usually stay in. we usually spend 200-300 a night at disney so at a 160 a night here, it was a great deal(and more then twice the size.) Ship wreck sallys had pretty good food but it was self service.(no waitress) That was all the positive. Here are the things I didn't like. There is no maid service, if you wanted maid service there was a 26 dollar charge. Ok thats fine I can make my own bed. You recieved 6 towels for the week you had to use them for baths and the pool. Thats ok too since you have a washer and dryer.(what a great thing to have in your room!) We arrived Saturday, Sat and Sun the pools were jammed we were getting pushed and shoved all over. The resort has a very diversed group of ethnicity. I was definatly out numbered. there were a few rooms around me that the people were very wild they were hanging over the balcony screaming to their friends in the next room, and their music was blaring. I always felt safe though. They need to exterminate the outdoor hallways though. There were hornet nests and spider egg sacks. (no bugs in the room though) I would definatly stay here again, but would probably not buy a time share because the kids would out grow it in a few years. I just wish they had more control over their guests behavior, but thats impossible. If you have realistic expectations you will enjoy it.
My Toddler Loved the Water Park

We stayed at Liki Tiki Resort from July 16-22,2004 and it was GREAT! Our room was very clean and comfortable and the in-room washer/dryer is a huge conveience. The best part of Liki Tiki is the Water Park. Our 2 year old son loved playing on the toddler water toys and his 6 and 9 year old cousins could spend all day on the slides at the water park. We enjoyed eating at Shipwreck Sally's and the extra activities such as crafts and games for the kids are a great plus. The staff was also friendly and helpful. I highly recommend Liki Tiki for a great value, convenience and quality!

Excellent stay. Kids were as entertained at the pool as much as Disney. The washer and dryer was a nice feature as well as saving money on a fully equipped kitchen. Would definately go back.

We stayed at the Liki tiki this past may 2004 and we had a great time. Our villa was clean, nicely decorated and spacious. The best thing about this resort is the water park. Out 3 1/2 year old daughter simply could not get enought of it. She loved the slides, volcano, waves etc. It also has a kidie pool with an Octopus with swings which she played in. We relaxed and had drinks by the pool, and rented the paddle boats a couple of times. All in all it was a great vacation for our daughter and when I come to Orlando that's what counts the most.

We booked a two week stay at Liki Tiki via a U.K. tour operator (Travel City Direct) and did not partake of any timeshare deal. We were not asked nor did we undertake the 'tour' and sales presentation. Upon arrival we had a minor problem (our booking appeared to have been cancelled) but the reception staff sorted the problem within 10 minutes and we were allocated a two-bedroom 'Town House' unit. We had booked a 2 bed unit anyway but we subsequently learned that we would normally have been housed in one of the 'tower' units (5 floors I recall). Our first impression of the room - spacious, tastefully furnished, clean and with all the facilities advertised. Having arrived at nearly midnight after a transatlantic flight we slept (beds very comfortable - we have a waterbed at home so comfort in bed is essential). Next morning, we explored the resort more fully. Our unit (213D) was quite close to the picnic area, tennis courts and Lagoon. The picnic area had two (charcoal) BBQ's and sufficient covered seating and table areas to seat about 20. The BBQ's were not too clean so we didn't use them. Our family (me, wife, son 22 and daughter 19) often prepared meals in the unit and ate in the screened patio area. This was relatively bug-free, in the fresh-air but reasonably private. Other town-house units (clustered in groups of 4) fronted the parking areas and would not be as private. The facilities in the kitchen allowed us to prepare full meals (we Europeans like our food and wine) with ease (4 ring ceramic hob, main cooker and grill {broiler} large fridge freezer etc.) and with sufficient crockery, utensils etc. backed-up with a full-size dishwasher. We visited several restaurants during the stay but the nearest was approx 3.5 miles distance. We've stayed many times at the junction of I-4 and toute 192 (near Celebration) and been able to walk to several restaurants so the relative isolation was perhaps the one drawback for us. Having said that, access to Disney was easy. About 15 minutes from resort to Epcot car-park booths. Universal is further distance (but this is true for all Kissimmee areas) and took perhaps 35 minutes point to point. The Liki Tiki has three pools. The lagoon is popular with children. There's a small water slide for the youngsters and larger one for the older ones. Adults could, and did, also use the larger slide but it does not compare with Typhoon Lagoon or Blizzard Beach - but is is free. The water temp. is cooler in the lagoon than in the main, central pool we tended to frequent. The lagoon has a full service bar (domestic draft beers plus bottled, wines, spirits and cocktails). They have a reasonably extensive menu and we found the food was served quickly, was hot and tasty and moderately priced. There's a number of tables in a covered area with ceiling fans helping to cool you and although the area is busy we never had difficulty getting a seat. We made more use of the central pool however, partly as it was closer but mainly as it was less crowded. There were sufficient sun-loungers - my wife was pleased as they were the 'comfortable' type (multiple plastic straps) and could be raised/lowered for reading etc. There were perhaps 8 tables each with sit-up chairs, all with umberallas. The pool was large (80 occupancy) and only became crowded at 5:30pm on Thursday's when the lagoon closed for one hour in preparation for the Luau (sorry if spelt wrong). We did not partake although $25 ticket incuded show and buffet meal was perhaps not expensive. As well really, both Thursdays were rainy, the last (1st July) being rained-off completely although they gave refunds. Tennis courts were available for use (chargable) and I believe you could hire rackets and balls - too energetic for us but we could see them from our unit and they were available more than 50% of time. There were sensible restrictions at our pool - no glass etc. but they were relaxed about bringing cans of beer, plastic bottles of soda etc. down to the pool. The second pool (about a 4 -5 minute walk for us) was more 'elegant' and seemed much quieter. You could get coffee, tea, donuts and bagels here in a weekday morning - complimentary. We only realised this after partaking of the much better offerings in the 'tour' sales room for several days before being politely informed that these facilities were for the benefit of the tour 'guests'. Whilst we did not take the tour and would never, never buy timeshare if I was in the market for such I would look very favourably upon the Liki Tiki. We met several guests, one owned three units there, one had been an owner for 13 years who all extolled the virtues. One prospective buyer asked my opinion as she walked past our unit one day - I gave a good report. Whilst talking to residents I did not hear anything bad said about the resort. I would stay here again. I read some of the reports on this site about the Liki Tiki before we left the U.K. and I was worried by one in particular. We have travelled extensively thoughout the USA, the Caribbean and Europe. We've stayed in a variety of hotels, villas, motels and have reasonably high standards. I can say with all honesty that we all found the Liki Tiki to be excellent in every respect - apart from one. They should lay-in some decent beer (Bass would be a start) and my son would have preferred some European (real) lagers. Mike

Don't waste your time staying at this dump, when there are so many nice places to stay in the Orlando/Kissimmee area. We would've been more comfortable in a budget motel than we were in this dirty, poorly maintained excuse for a resort. I don't know when or how it was ever rated 5-star...I wouldn't even give it 1-star. The unit was sirty, old-looking, poorly maintained, and looked like it was in dire need of being gutted and re-built. Most of the space in the unit had 7-foot ceilings, giving one a claustrophobic feeling. The bathroom sink was broken, as were the stove, washing machine, and microwave. There was nothing wrong with the dishwasher, except for the fact that there wasn't one in the unit! The "King-size bed" in the master BR was only a full; the couch was almost impossible to open into a bed, and once we got it open, we had to call and wait about 5 hours for bed-linens to arrive. The bathroom door was locked when we arrived, and it also took them about 6 hours to come unlock it. The staff there is very rude and unprofessional. They tried to talk to us in spanish, and when they realized we didn't speak spanish, they gave us a dirty look and a very rude comment. Additionally, the brochure they give you with their "rules" upon your arrival is extremely patronizing. We've stayed at several resorts and hotels in Florida, and this is, by far, the absolute worst we've ever seen! The pool areas were littered with trash, the landscape was in need of TLC, and the so-called "waterpark" was nothing more than an over-crowded, poor excuse for a swimming pool! The buildings, in general, look like they are in need of at least a paint job. My family did not feel safe on the resort property, and we were even considering leaving the same day we arrived. We should have...the bed we slept on was the most uncomfortable we've ever used. After a totally sleepless and uncomfortable night, we tried to brew a pot of coffee, only to discover that the coffee maker was also broken! You couldn't pay me to even set foot at the resort again! I would NEVER recommend this dump to any family or friends visiting the central FL area...I don't think I could even recommend it to an enemy!
Casual kid-friendly resort

We just got back from a fabulous trip at the Liki Tiki. I think the resort a wonderful kid-friendly resort. We stayed in the 700 building, and I don't think we could have been in a better spot. Request a top floor, it has vaulted ceilings... an extra special bonus, that doesn't cost you anymore. I would recommend the resort for families with children under 8. I think after that the waterpark would be quite boring! But for our two year old, it was the best. The water is a little chilly, but on those 90 days in May, it was perfect. The condo itself was immaculate and very spacious. If you are interested in going, do some research. IT IS A TIMESHARE. If you are not interested(as we were not) in sitting thru those high pressure sales pitches. There are a few sites online that don't require you to go to a "tour". We paid a little bit more, but to us it was really worth it! Call and talk to the people you are making your reservation with and make sure to ask if it is important to you. Our room even had a balacony overlooking the lagoon where could rent paddle boats. It is an awesome place for young families. Don't expect the Ritz, and you will not be disappointed.

I don't even know where to start. We went to the Liki Tiki as a promotional deal (go through the sales pitch for a couple of free tickets). First of all that was a TOTAL nightmare. They promised a no pressure sales presentation and an hour and a half of our time. 3 1/2 hours later and a fight between two of the sales guys and we were out of there. Totally stressed out and our morning completely gone... We got our free tickets but after all we had to go through I wish we would have just paid for the 2 tickets and not had the stress and fighting. Then there was the service which was actually no service at all. 1) The VCP was broke. 2) There were no sheets for the sofa bed. I did not realize this until bedtime and had to wait for the sheets thus putting my kids to bed later. 3) Then the second night my kids needed extra blankets. I called after spending ALL day at Magic Kingdom, tired, and ready for bed. Over 2 hours later and after midnight a security guy finally came with the blankets. He was very upset because he was doing the housekeeping work and I was upset because I was about to drop from being so tired. 4) The water park was closed the first day we were there and the second day the water was so cold my kids would not even get in. 5) As I was checking out I heard a lady complaining about her room being dirty - we did not experience this but I noticed the desk people just had no comment, no apology, nothing. I experienced the same when I complained about the service - no response to correct the problem. Overall it's not worth the stress for the free tickets and the service is terrible. Choose another place to stay in the Orlando area - goodness knows there are many to choose from :-)
Great for Toddlers

We recently spent a March weekend at Liki Tiki with our 2 yr old daughter and she loved it! The water park was ideal for her, the wave pool (with gently lapping waves) gave us peace of mind as she splashed around in the gradually sloping pool. Although too young for the water slides she loved climbing up the steps to the slides across the wooden bridge and down the other side. They also had a kiddie pool at the water park, but the water was freezing! All the other pools were a very comfortable temperature except for this pool. They had another kiddie pool by our villa that was like bath water, perfect for little ones to play in for hours. Both kiddie pools are gated off so parents don't have to be constantly chasing/worrying about their toddlers. We were extremely happy with our 2 bedroom villa and highly recommend staying in either buildings 400, 500 or 600. Although a farther walk to the water park, these buildings overlook a large pool, spa, fitness center and kiddie pool (the warm one). We had a top floor villa that had vaulted ceilings that made the villa feel even larger. The villa was very spacious and clean. We wouldn't call it a 5 star resort but definitely a great family vacation spot. One last note, we did not participate in any of the timeshare deals and was not bothered by anyone trying to get us to participate.

I visited with my family the week of Easter, from Sunday to Thursday. When we got there the weather was nice, they put us in the newer building 1100 on the 3rd Floor, but was horrible because the elevator didn't work and we had to walk up stairs with luggage for a family of 5 and 2 small children. Overall the room was really nice, just use to room service on a daily basis. Very convenient with the washer/dryer, dish washer, and cooking utensils that were provided. The weather was also great on Monday and Tuesday, we used those days to go to Magic Kingdom and Island of Adventure. Although in the evening it was pretty cool. I couldn't believe it; I had better weather in Chicago on that week. On Wednesday we planned to stay at the resort so the kids could enjoy the pool, however because of high winds and being pretty cool, the pool closed at 3:00p.m. I'm from the Windy City so I am use to high winds, but it was too cold on that day to go out for swimming, although we tried in the early after noon but noticed no one was out there and with small children it wasn't worth it. We had to call housekeeping several times to get towels that were suppose to already be in the room. The water was not hot enough, especially for the Whirlpool. We also went shopping to their Super Wal-Mart were they had everything from food to souvenirs, which allowed us to save a little money. There were plenty of local restaurants in the area as well. In addition, I went on a special promation for a time-share and spent most of the morning trying to negotiate. Another family from Chicago that we were got together with bought the time share, it's a great investment. For the $79 a night I wouldn't mind going back but probably during the hot summer months.

i have stayed at liki tiki about 4 times in the past few years. it is definately well located if renting a car and once used to the highways it is easy to get to all the main parks and attractions aswell as kissimee old town(definately worth visiting!) the rooms are good in... more
