Fantastic little B&B, Staff very friendly and helpful & very good value for money. The bar is really well stocked & open late, nice to see local real ales served & kept well in a small place like this.

Oh my God don't stay here its is disgusting by chilled72

This is by no means a nice hotel, it is dirty, gruby, smelly and noisy.

Our rooms were dirtys with dirty towels, dirty valances and stained carpets. One of the rooms even had broken glass on the floor. The rooms and beds slope down. The bathroom carpets were awful, the showers black, the sinks bubble every time someone uses there own sink. The smell from the drains was foul. I would never ever recomend this to any one. Some of the guests were taking showers at 3am the shower rooms were next to our en suites. It was noisy into the early hours.

We welcome all feedback as we are constantly looking at ways of improving our business. We pride ourselves on cleanliness and value for money. I am some what confused as to why you did not mention any of these problems while you were with us especially as they could have been sorted out straight away. The room itself was cleaned and inspected prior to check in. The carpets were professionally cleaned on Wednesday 10th two days before your stay and are modern carpets that have been fitted in the past two/three years. The shower is modern in fact the unit is brand new fitted two weeks ago so I am not sure what you mean when you say it is black. I have checked the sink and there was no blockage but as with any 200 year old building you do get the odd strange noise. The towels are professionally laundered and are hired in from a laundry company that supplies many of the larger hotels in Brighton. Guests showering at 3am in the morning, again there is a member of staff on site 24 hours a day. We receive very few comments on noise from guests but as with any B & B from time to time noisy guests will stay. A quick call to staff and we would have sorted it. I am sorry that your stay was disappointing my only conclusion is that your expectations may have been higher than we are able to live up to for a budget B & B offering clean and comfortable en suite rooms on a one night basis for £50. Please accept my apologies. Peter

The traditional pub is your reception, the fire is running and you can check in with a pint in your hand.

You are in good hands at this hotel, kind hosts who take care about their guests. Good for people who like something personal. Very close to the beachside.

Just off the seafront right on the border of where trendy Brighton meets charming Hove ths is a real find. Very spacious and clean family room at an an incredibly reasonable price. Paid extra for the full English breakfast which set us up nicely for the day and their Sunday roasts were out of this world.

Our 5 year old was made most welcome in the bar area not just by the really friendly staff but also by all of the locals, as were we. Who needs a concierge to make recommendations on places to visit or eat when everyone we spoke to in the bar was willing to share their favourite with you over a very decent pint of real ale.

We will most definitely come back again for the weekend or maybe longer.

The rooms are basic but have stayed in simpler rooms in larger more expensive hotels.

Staff were very accommodating even when we were a bit needy. Room was large and nice and clean, shower was modern even if a little too hot and furious. Right by the beach and walking distance to town. Would nt recommend it to older people as theres no lift and its a bit of a walk up the stairs. Definitely staying again next time we're in Brighton as its the best value for money i've stayed in so far.

Have stayed in pubs before and definitely do not expect perfection, but this was not very nice. Rooms a bit like hospital ward rooms, stained carpet, cracked sink, shower was cold in the morning and was hard to control. Told the chap in the bar in the morning about the shower who replied 'well I had a hot shower it was working 10 minutes ago'. Well bully for you .... on the plus side the sheets seemed to be clean and the room was reasonably peaceful and the actual pub itself was nice. Would not go back there again to stay......

Our stay started with a very friendly welcome. All the staff were great, the double room we had was huge with a double shower and sea views. Nothing was too much trouble and we would definitely recommend this place to any one.

we thought easy reach for everything - near the saefront,there was an awful smell in our room coming from the drains.we had hot water in both hot n cold taps the shower went from being hot to stop in matter of minutes,we thought the toilet was going to overflow every time it was flushed,our friends found a takeaway in their wardrobe which had gone mouldy!! but in the end it added to a good weekend!!

Very rustic English Inn, filled with old charm and characters. by madhatter2

The Iron Duke, being one of the oldest historical buildings in Brighton, is a fun place to experience pub life and old rural England.

The rooms are not fancy, though filled with charm, especially if you are on the Waterloo Street side. We saw and heard singing and dancing groups, and many singing volunteers as they walked home from the very close beach. You can even see the water from those windows.

From 8 to 9 a.m. you get the traditional 'English' breakfast, Canadian bacon, egg, beans, hash browns and a sausage, all served hot and not greasy. Coffee and orange juice, toast also included.

If you are not fussy, and still climb stairs, this is the place for you to stay in Brighton
