Forget all the bad reviews, my family and I have just got back from a lovely two week stay at mammis beach August 2010. The rooms are basic but clean sheets and towels are put down each day. The staff are friendly and the food is really nice, the cost of a beer is 2.50... more

I highly recommend staying here, it has excellent facilities and is kept very clean! the owner and people who work here are very nice and friendly. The food is 1st class and the pork chop in with wine sauce is a must try!!! will defo go back here when i go kos again!! 10/10

two weeks of bliss.
Many thanks to George and Renata for a fabulous holiday.We partied and relaxed and met loads of new friends.The appartments were clean and well kept.The food was fabulous especially the Monday BBQ. PS : Hello to Scott &Sue,Simon&Sarah,Ryan&Marie,Dave,The Welsh Girls,The Barnsley Boys,John&Lynne,and all the other friends that we made!!!! We had a ball.Highly recommended TOUCH ME MAN!! Perfect Choice
My partner and I have just returned from a week staying at the Mammis Beach Studios and have had a truly idyllic week of relaxation and fun. We first discovered Mammis Beach last year when we stayed at the neighbouring Sovereign Beach Hotel and during an afternoon walk along the beach popped in for a cold drink and to watch some football. We found George very friendly and approachable and decided to book to stay with him this year. Our studio was more than adequate and clean with great views and of course essential air conditioning which is extra but a small price to pay for cool air!! We found George and his wife Renate very welcoming and the service from them and their staff was always first class. We never once felt any pressure to eat or drink in the restaurant but when we did everything we had was spot on. We felt the location is perfect as it is around a 15 to 20 min very pleasant walk into town so you can have peace and quiet if you want but its near enough to town if you want a livelier time. George himself provides plenty of entertainment with music and of course his weekly Barbeque and quiz. I wouldn't hesitate to recommend it to anyone, young AND old as there was a mix of all ages who seemed to all enjoy their time there. We certainly would love to return there in the not to distant future.
Great value and atmosphere
We had a great time here. It is a good walk from the centre but not TOO bad aslong as you are yound and fit, it is a straight walk approx 20 mins along the beach. A taxi doesnt cost much anyway. George and his staff are very accomodationg, yes he tries to encourage you to stay in his bar sometimes but he is a business man and he doesnt do this too much, he understands the young ones want to go to the centre at night : he even waits up for you so you can drink there late and plays whatever music you want he is great. We loved it.
We have been here on several occasions ( GREAT)
We have been to these studios on several occasions, as has our daughters and partners. Although we are now in our fifties we still enjoy a good time, age is no barrier at this property as George caters for all. The rooms are basic but very clean, if you like air con then request room on the upper level as rooms at ground level do not have this facility yet? The pool is kept in a clean and healthy condition which George takes great pride in. The weekly BBQ is great fun with excellent food at a very cheap price. Overall the food is great, well presented and very tasty, if you require something different just give George 24 hours notice and he will prepare almost anything for you, try the fresh lobster or local dish Kleftico which is lamb of the bone. Kardemena has changed over the years and has become very loud and commercialised although there is still some quite areas if you can find them. I suggest you hire a car and visit as many resorts as you can ( ie ) Kassiopi Siddari and Roda are within easy driving distance not forgetting Tingikki beach. Take a boat trip to Kos Town and visit this cosmopolitan town where there are several sites for those who enjoy ruins. The nearest beach is about one hundred meteres from your accommodation with the main beach area a kilometre further on where you will find all the water sports. Have a great holiday and give our regards to George and Renatta and tell them we will see them soon.
Grumpy old goat !
We have just got back for a weeks holiday at Mammis beach apartments which was a late deal. Having arrived a day late we got there to find nobody to greet us. The rooms were left unlocked all night. The next day we decided to find any sign of life. We found our only companions were the cows in the next field. Mamis beach is in the middle of nowhere. It's a good 40 minute walk to even find a shop! Therefore we spent a lot of money on taxis into the centre. George can be very rude and does not like you spending your money anywhere other than his bar. The pool is freezing and the beds are rock hard! However the rooms are clean and they did ring for a taxi for us on a few occasions. Also the Monday night BBQ was very goood value for money. He should make more effort to do nights like this.
Loved it!!
My Girlfriend and I have just got back from our holiday to Kos after staying at Mammis Beach for 14 nights. I have to admit, when we started to read some of the reviews which mentioned George's 'behaviour' we were slightly concerned that being a young(ish!) couple ourselves (26/27) that we may receive the same treatment as some of the previous visitors had done. However, throughout the whole holiday I didn't hear one complaint about George at all. Him and his wife are very friendly and during our stay the two Bar Staff (Yannis (pm) and Soula (am)) were very welcoming. (especially Yannis who has a great sense of humour and very entertaining with his tricks and jokes!) We decided to eat in on our first evening and found the restaurant very quiet which to be honest was perfect for us. Neither of us could fault the food and the BBQ on the Monday was lovely, i'd even go as far to say that the pork chop I had was one of the tastiest EVER!! I was a bit gutted that due the company who booked the holiday for us forgot to request the top floor meant that we had no air-con, we got a large fan which cost us 20 Euros for the 14 nights. Its a pity there is no option for the air-con on the ground floor studios but we made do with the fan! Cleaning wasn't too great to be honest and the sheet was to small for the bed which meant you woke up on the mattress which isn't to nice! The Towels and sheets were changed only 4 times which could have been better i suppose but all in all, as i'm not too fussy, it didn't really matter too much. One other thing though, the bugs out there are a tad on the large side! we saw a very hairy spider! so if you're on the ground floor it might be best to keep the windows shut although George does try and keep them away with sprays. The pool area was quite large with plenty of sunbeds so there was never a problem getting one at pretty much any time of the day. George can be a bit funny about bringing food from outside to the pool but I think that’s fair enough. It cost us 20 Euros for a safety deposit box which is always a wise choice i think and George will charge 2% for taking your travellers cheques off your hands! It costs 20 Euros to keep your room on until 8pm if you have a late flight this is a good idea so then you can have your whole last day in the sun! The Studios are literally on the 'beach' which meant a nice breeze (quite gusty when we were there) which I thought was great if you don't like the heat to be too hot! Having said that the beaches close by were not very nice and were quite littered and dirty so we stayed round the pool most of the time. Kardemena was very lively at night and isn't that bad to walk too, we even did it in about 15 minutes once (very brisk walk that was though!) Loads of bars as you'd expect and a Maccy D's!! Hired a little Jeep for a few days to see the island, not a great deal of things to see and do but certainly try and get to Kos town and Bubble beach (didn't see too many sulphur bubbles but the beach was ok) Most of the other beaches are shingle and sand. If you're feeling romantic make your way over to Mastichari (we found a little desolate beach not to far from the power station... nicer than it sounds!) and watch the sun set over the horizon. So, to summarize! Mammis Beach seems a great place for quiet couples, families etc.. but if you're looking for lots of noise and fun then you'd be better off further up the road nearer Kardemena. We can see what other people meant about George but I always take people as I find them and both Him and his wife were great hosts and we loved our trip to Kos as did other people we spoke to at Mammis.

We stayed at the Mammis beach studios for the last 2 weeks of June, just as the season starts to get busy, We found it a lovely place and catered for everyone, from young single lads/girls, couples, older couples and even familys with kids, we found it to be a very clean, inviting place, which was confirmed by a couple of familys that had kids that were staying at the all inclusive hotel that prefered to come to Mammis beach instead of staying in there own hotel during the day. George and his wife Renata are a lovely couple and make you feel very welcome, the food is generally good if a little limited in choice, however for the prices you cant really complain. In the evenings if it is busy and you are taking a break from eating in the town it can become quite lively and George tries to get the atmosphere going in the usual ways, offering free shots and other drinks. If you really hit it off with George as me and my girlfriend did you will have a really great time, we enjoyed it so much we have only been back 3 days and we are already planning to go back in a couple of months. On Monday nights there is a BBQ/Quiz night in which George gets you into groups, helping you get talking to other people, and there is some great prizes, even for the loser, as I found out myself. The walk into town is about 20 minutes and is quite pleasent, there is also a bus service and taxis only cost 6 euros, you can also rent bicycles, mopeds, quad bikes, dune buggies and cars jeeps at numerous places in the town at relatively cheap prices. Kardamena is as other people have said very much like Blackpool, however this is expected and although some nights you might not want to be pestered if you be polite and say that you want a quiet evening you are generally left to carry on walking through the town. On a whole me and my girlfriend had a great time at Mammis beach and Kardamena, and can not find any fault with it, to see pictures for yourself there is a website - -------- Check it out see what you think.
Excellent
We stayed at the Mammis Beach Studios towards the end of August/beginning of September 2003. This really was a fantastic hoilday. The studios are set in an idyllic location being away from the main town of Kardamena and surrounded by mountains and the sea. We are a young couple, and were relieved that we were some distance from Kardamena. George and his wife were lovely and very friendly indeed. We only ate in the hotel restaurant a couple of times. The food in the restaurant was basic, but well prepared and presented. The menu caters for a wide range of tastes. They also serve an excellent range of cocktails, which are reasonably priced. George seemed to expect that people wanted to get out and about and try different restaurants, and was equally as pleasant when we did this as he was to us when we first arrived. The rooms were immaculate and very spacious. The pool and sunbathing area were also very clean. There is also a nice play area for children. This is a small establishment and so we found it very peaceful. It is about a 20 minute walk into the town of Kardamena, however the walk is lovely. There is also a very cheap bus service which operates every half hour. Taxs are also a cheap option and George or the bar staff will be happy to book one for you, especially if you have a drink with them while you are waiting. Every tuesday night George hosts a barbecue. The cost of this is 8 euros which is excellent value as it is on an all you can eat basis. After the meal he also holds a quiz with a twist at the end for the losers......! This was a very enjoyable evening, however, there is no pressure to join in. Kardamena itself was not quite as appealing to us as the Mammis studios.It is a purpose built town for tourists and unlike the rest of Kos, is not steeped in history. It is like a mini Blackpool, with little culture. In the evenings it is very vibrant and also extremely loud. We were very disappointed that it only catered for 18-30 type guests and that there was not a choice of quieter bars where you could relax and enjoy a drink without touts pestering you all of the time with drink offers from their bars. The beaches in this are also poor as are many of the restaurants which cater for the typical brits abroad. We did find a lovely and very reasonable restaurant called Ambotis, which served lovely greek cuisine. There are thousands of opportunities to go on day trips, so you can easily avoid having to spend time in Kardamena. We would recommend booking these day trips from an outlet in the town itself as they are about half the price the reps offer them. We went on the all day island excursion which was amaxing. We would highly recommend this. The price includes a barbecue. There was also the opportunity to dive off the side of the boat and visit the island of Kalymnos which is famous for sponge diving. All in all we had a fantastic time (avoiding Kardamena and exploring the rest of the Island). We would definitely recommend the Mammis Studios as a base for people who want to avoid 18-30s type resorts and do not mind travelling a bit to see the rest of the island.
Don't Bother
The Mammis Beach Studios are an isolated location a good half hour walk from Kardamena. George, the owner, is nice if you eat and drink at the studios all the time. However, if you are self catering please beware that George tends to become angry and starts to make life difficult, such as charging for free sunbeds and generally making you feel unwelcome. Our rep said he has been like this for years and won't change. Most people have an excellent time here but beware - it's not a place to just use as a base. Younger couples looking for a bit of life should perhaps think carefully about stopping here. We moved accommodation after a week and luckily had a good second week. Just consider that you might be that person or couple who gets "singled out".
