Forget all the bad reviews, my family and I have just got back from a lovely two week stay at mammis beach August 2010.
The rooms are basic but clean sheets and towels are put down each day.
The staff are friendly and the food is really nice, the cost of a beer is 2.50 euros and the most expersive thing to eat was about 12 euros but a greek salad is only 5 euros.
Air con cost 35 euros a week, and the taxi into town is 7 euros and to the Airport 18 euros.
The best restraunt in town is Taratsa really nice greek food.
Also don't miss Georges BBQ night and don't think English BBQ think Greek potk chops the size of your foot, with Greek salad, Tuna salad, feta, houmos, prawns, taziki and much more.
George and his family are very nice people and as for finding a man in his 60's frightening people must be mad.
George took my little girl into the kitchen evry day, asked to open the fridge and she could have what ever she wanted. She is only 3.
The whole staff were brilliant, we were bought drinks, given ice creams for the children.
Very friendly people.
If you like snorkling its great, the beach is across the road with some good beaches left or right of the complex, with jet ski's for around 40 euros.
Also if you have a family you can hire a car for around 30 euros or a bike for 17.
It may be worth going on a day drip to Nysiros from kardemana Harbour 16 euros for Adults kids go free, lovely day out.
Kos town is also a great day out, visit the castle, but don't go in the bar by the happrocrites tree its rip off.
We spent about £1600 for a family of five for two weeks.
To be honest you are better of eating out, but there are shops in kardemana.

My partner and I have just come back from one week's stay at Mammis Beach. I can honestly say that the place is brilliant and from what I saw, definately the best place to stay in Kardemena. It has a wonderful pool and bar and restaurant which overlook the sea, you can literaly cross the road to the beach. The rooms are a good size with a kitchenette and bathroom. Ours was tidied everyday and fresh towels were provided every second day. The owner, George and his wife Renata were extremely friendly and also great fun. Food is served all day and is really, really good and we also found both food and drink to be the most reasonably priced in the area. We attended the BBQ night and it really was great (we're not usually into that kind of thing), there was masses of wonderful fresh food and George provided a most entertaining quiz with fun prizes!
I seriously recommend Mammis Beach, it's one of the only places in the area with such a nice pool and restaurant so if you like lazy days, it's perfect. It's about a 15 minute walk to Kardemena, along the beach, which was really nice and there are a few places to stop along the way if you wish.
I would definately ignore most of the negative reviews written here and give it a go. You won't be disappointed!

Having arrived back from our holiday at Mammis Beach complex two weeks since, I am astonised to have just read some of the reviews.
I visited with my wife and our teenage son, it is probably the ninth time in the last twenty years me and my wife have visited Kardamena. I must say this was one of the best holidays we have had there.
The rooms were cleaned three time a week and towels and bed linen changed, they had a safty deposit box and air conditioning. The pool was clean and had ample sunbeds.
I must say Gearge and his wife Renata were two ot the friendliest people I have ever met, the food and drink was resonable priced and thier staff were very helpful.
Having visited Kardamena we have made several friends and spent probable two thirds of our holiday outside the complex, a nice twenty to twenty five minute stroll into Kardamena, we did not receive any comlaints about this in fact on two occasions George gave us a lift into town.
I can only say we had a wonderful holiday and you could not ask for nicer and more helpful hosts than George and Renata, would not hesitate to recomend this complex to anyone and do not miss his BBQ on a Monday night

in may me and a mate went out for a drink without unpacking going back to the room our cases were open i complained and went back to the room i lay on my bed and told my mate i had complained when all of a sudden the door opens and 3 men are standing there get out of my hotel these are police he shouts it was terrifying to see 3 men in the doorway the owner had called the police because i told him my case was opened by somebody but not me he can be very nasty and intimidating if he dislikes you as long as you spend your money in his complex you are his friend if not watch your back being the size he is he can frighten most people

This place is meant to be self catering,there is no toaster so you have to buy breakfast at there bar which is expensive, 4 euros for 2 slices & juice! You get one saucepan,its not suitable for s/c! george the owner was very rude to us because we was drinking water that wasn't purchased from his bar, he said we share his pool so we have to use his bar & if we don't use his bar we can go & lay elsewhere! (his water was 2 euros but the shops sell it for 30c). To me if your'e s/c then the bar is optional.if you spend your money in his bar & go to his bbq then yes he will be your mate but if you don't then you will see the rude person we did. Other comments made about the electricity is true,if you turn your fridge up higher than 3 you will lose it! I will never stay at this place again tho georges wife & the other staff are lovely people & it is a very clean place.oh the beach is full of rocks & pebbles.

I highly recommend staying here, it has excellent facilities and is kept very clean! the owner and people who work here are very nice and friendly. The food is 1st class and the pork chop in with wine sauce is a must try!!! will defo go back here when i go kos again!! 10/10

Me, my Husband and teenage son went on this holiday it was great, george the owner and he's staff was very friendly and helpful, great food, the rooms were well equiped with just want you want for s/c, clean towels and bed lining every other day and the complex was very clean with a great veiw. Mammis Beach was just the right complex for us, not to crowded with noisy louts, we had a great break, i would recomend this holiday complex 5 star*****

I took my boyfriend to Greece for the first time this year and we had booked to stay at Mammis Beach. We hadn't read any reviews before going. Having had 2 holidays in Goa we have come across some pretty dodgy digs. So we didn't worry too much when we got talking to a couple of girls going to the same place who had read bad reviews.We did arrive at 6 in the morning so there was no one to greet us (can't blame them really they open up at 8) but our keys were in our doors and lights had ben left on for us. I would like to say that we had the best holiday ever! We couldn't fault one thing. Believe everything you read in all the other positive reviews! George and Renata are lovely people they would do anything for you and are very proud of their bussines it's all about having a bit of respect really. We had a really chilled out hol fab weather! We met some lovely people on the complex,and have stayed in touch. Would defo recomend the B.B.Q night one of our best nights on a hol ever! We always like to go somewhere different on hol but this is one we would do again and again! If we could score higher than a 10 we would!

After booking our hoilay we read the reviews and were slightly worried, after going back to the travel agents to change our accomodation which was too costlly we decided to give mammis beach a go!
I am so glad we didnt change the accomodation because mammis beach was beautiful, the appartments and pool area were spotless.
We read in the reviews that rooms werent cleand during the stay, our room was cleaned and we had fresh bedding and towels 3 times in a week, you dont even get that in a 5 star!
The pool area was beautiful ,georgeous clean pool with plenty of sun loungers, pool bar is fantastic- cocktails and drinks served between 8.30 am n 3 am, food really nice good value for money.
BBQ and quiz nite was great fun well worth 10 euros!all you can eat bbq food-the pork chops are lovely!
George and Renata are lovely people they do their best to help when they can and as for their hospitality it was brilliant they even served up free shots of sambuca in the morning for all of us leaving that day! they were always there for any questions or adive on things to do and places to see.
Bar men Deano an Mustafer are lovely too,good fun!
we are two girls in our 20's and we felt totally safe.
the only thing is i would watch out for the gypsy children that ask you to buy the glow in the dark wrist bands, while one is talking to you the other is behind you trying to get in your pockets so keep hold of your bags and wallets while they are around!
i would recomend a trip to paradise/bubble beach it is beautiful.we went paragliding for 30 euros each a totally breath taking experience amasing views of the island well worth it!!The trip cost 10 euros for the coach there and back takes about 20 minuets to get there.
There are lots of nice restaraunts in kardamina we liked scarla and avril in particula.
A greak dish to try is stifados its beautiful!
I would recomend mammis beach studios to all age ranges, its ideal for people who like to relax by the pool but like to go for a meal, pubs clubs with a sort walk/bus or taxi ride away so your not right in the middle of the town.
overall and excellent holiday would defo go back to mammis beach, infact we are saving for next year!

Fantastic holiday - apartments were clean and in good order, very basic but that's quite typical for Greece. Lovely big pool - photos online do not do it justice! Plenty of sunbeds and sunbathing space.
I don't understand the comments about the owners - George and his wife was lovely - we were a young couple and we were getting in late every night as we were out at the bars and clubs (nightlife fantastic by the way - bear in mind due to greek law all music in bars dies at midnight - but you can go on to the clubs which are all soundproof) but he had no problem with us at all!
The staff were lovely and friendly and would serve us up whatever cocktails we asked for - the restaurant was lovely (beans on toast during the day for 3euros - bargain).
The BBQ was great loads of salad and food was coming out non-stop. - I think I was at the table with the lady who gave the last review during the quiz as we too were placed with couples and ended up winning (much to our surprise).
We found the walk from the hotel into Kardamena really nice - it was along the beach on a coast road and took us about 20 minutes. Otherwise a taxi is 7 euros and a bus is around the 2euro mark, but it really doesn't take long to walk it.
When into Kardamena there is a wide, wide range of restaurants and bars and some little shops as well.
All in all I loved my holiday to Kos and would go again!

Just got back yesterday from Sunny Kos and felt the need to comment on the experience that my boyfriend and myself have had at the Mammis Beach studios. Some of the comments and reviews i found very unfair and would like to set the facts straight for all other people and families that are enquiring about this complex.
My boyfriend and myself booked a last minute get away to Kos for a week and found the whole expereince a relaxing and fun place to go whether your a couple or have a family. Couldnt have wished for a better holiday. We had previously read reviews on holiday watchdog to get an insight to where we would be staying and ideas of what to do while out there.
When getting to the hotel, we were kindly greeted by George and his Wife, who then showed us to our room. The rooms are very spacious, clean with air con and a safety deposit box if needed. plus we had sea and pool view from the appartment. the safety deposit boxes are 10 euros per week and we didnt need air con as you get the breeze from the sea through the day and night.
I found the whole complex very clean, and our rooms seemed to be cleaned every day where new sheets where provided and new towels. George is a very friendly man who loves his hotel and his guests dearly. I understand Georges views on not allowing food that hasnt been bought from his bar to be brought around the pool area, as at the end of the day he is trying to run a business and to be honest if i was in his shoes i would do the same. This is rude and disrespectful, there is a kitchenette facility in each room for you to eat your own food there and it does state the pool rules in the bar area not to bring food that hasnt been consumed from the bar around the pool. either some people ar daft or just cannot read. Basically you treat George the way you wish to be treated and you will get along fine, he really is a lovely fella
As a young couple we ventured out each day to get the most of our holiday and possibly stayed around to pool twice in the week we where there. To get into Kardamena town this is a 20 minute walk there, which doesnt take that long with 3 tavens on the way down plus you can walk along the beach to help pass the time. Take a bottle of water if taking up the walk. busses flow passed each way every 10-15 minutes and the last one back to the hotel is at 11.30pm. There is also a mini train that runs passed too. The road has street lights on only half of the way and if your a big wimp like me, then on a night we would get a taxi from Kardamena to mammas beach which was 7 euros.
If thinking of getting a Quad we would recommend Sebastions. we got a great deal. 65 euros for 3 day (fri-sun) and was aloud to bring it on monday morning saving us catching a taxi to get home that night. Sebastions give great discounts to mammis beach guests and they even tell you where to go for great days out around the island. we ventured out to Kos town in a 50 cc which took around 3 minutes and enjoyed a spot of shopping. Fuel cost us just 7 euros to fill the tank full, there isnt much police about but getting a quad still requires a full driving licence.
If wanting to go out for the night which we did every night appart from Monday, then for eating we recoment 'Yannis' (who do excellent offers on sea bass) 'Nemos'(have live lobsters) 'Loustros' (home cooked chips)and 'Pepperonis' where you can eat in or take out. they even deliver it for free. As for clubs and bars, we enjoyed 'the STONE ROSES bar'. this bar is really chilled playing nothing but indie music plus stone roses from time to time. However a word of warning all music in all bars turns off at midnight to respect the resedents wishes, but they containue to serve drinks until 3-4am. If you like to party then the party containues at 'Starlight', 'Status' and 'Downtown' which are all nightclubs. Theres foam parts every saturdays and wednesdays in 'Starlight'. There is a bar street with is full loud music and from time to time you will get promoters promotting the bars and giving you offers which is good. The majority of them are english and are very friendly.
On Monday, we had been recomended by George and other guests to attend his BBQ. it cost 10 euros per person for an all you can eat BBQ and quiz. This was the best night and funniest night by far. The food was brilliant the staff where funny and well the quiz where do i begin. We were grouped up with other couples which was nice and ended up winning. We won a cocktail fishbowl to share which was priced at 25 euros. the 2nd prize was a bottle of champagne and the 3rd prize was a melon which was thrown in the pool. ***Word of warning*** if your a 3rd prize winner expect to get wet so dont wear anything too revealing or anything that will get ruined.
If your a beach person, the beaches arent the best near or outside the hotel its mostly rock pools and full of seaweed. The best beach is directly outside mcdonalds in kardamena. they do a great deal 5 euros for 2 sun loungers an umberella and 2 soft drinks of your choice. Here the sea is clear (no seaweed) the sand is nice and its the main place for watersports. this is a nice beach a few meters from the hotel where there is a volley ball pitch but we were warned that the beach is full of Germans as there was an all inclusive german complex just across the road
Overall the holiday has been on of the best, the hotel was super clean with a great pool, the staff where helpful and friendly despite what other comments have said, the hotel food was brill and cheap. The bar opened at 9am-3am that next morning. in reguards to the pool theres enough sun loungers to go around everyone, it is a public pool but doesnt get really busy so you dont need to be waking up in the early hours to get a place. theres a games room with 2 pool tables a table football, and 2 computers with access to the internet, a very large telly with sky (mostly sky sports) and to finnish George, well hes the man and a top bloke he is and Thanks for making ou holiday one of the best. With the reviews you read, be very openminded as you dont want to be going on holiday worrying

I will start with the positives. Like many others I had read some of the reviews for the Mammis beach and was a little concerned about the place. I must say that I was pleasantly surprised to find that George and Renata were really nice people and the same can also be said for the rest of the staff there.
The complex has decent facilities, the bar stays open all night, is very reasonably priced and Dave the barman makes some fantastic (and very strong) cocktails.
The other reviews that mention problems with bringing your own food around the pool are probably correct, however it does state on the rules at the Mammis that it is not permitted and rightly so too, George is running a business and it is just plain rude to ignore the rules, besides, the food that is sold at the Mammis is nice as well as being reasonably priced.
I would also like to say that we attended the weekly barbecue and it really was a fantastic night, an absolute bargain for 10 euro's. Although I did come second in the quiz ;)
I do have a couple of negative issues with the Mammis Beach apartments though, it is meant to be self catering but there were no kitchen appliances other than a kettle and a fridge. There was no cooker, no hob, not even a toaster! I wish that it had been advertised that way. Fortunately, we had enough money to eat out every night but if we hadn't had that money we would have been stuck.
Another small issue I had is that in the description in many brochures/websites it states that the main town of Kardamena is a 10-15 minute walk, it isn't, it is 25-30 minutes. Again this wasn't a problem but it would have been nice if these travel companies would supply accurate information.
All in all it's a good place but don't go there expecting self catering.
