My Dad and I stayed for one night at this B&B in January. It is very good value for money, with single rooms from £30 per night.
The rooms were not ensuite, but had a wash basin. The shower and toilet was down one flight of stairs, but there was no queue in the morning! The breakfast was excellent, with cereal, toast and fried breakfast plus orange juice and tea / coffee. Serving times for breakfast were slightly limited (8-9) but as it is a small place they might be flexible if necessary.
The rooms were clean and comfortable, and large. Importantly for January, they were also warm! The TVs were small but functional, and tea and coffee making facilities were provided. Decor was a little dated, but as long as you like floral you'll be fine.
The location was excellent, with plenty of off road parking. It was uphill; about 5 mins walk from the cathedral and castle, and not far from Browns Pie Shop, the best restaurant in Lincoln. I would certainly stay here again if visiting Lincoln.

BLOODY AWFUL!!!
No-one was in when we arrived. The room was small with unmatching outdated furniture that needed to be slung in the nearest skip. The bed was lumpy and so soft we kept falling into the middle. Got virtually no sleep all night. The bathroom smelt of pee and the shower cubicle was mouldy.
Breakfast was awful - no expense was spared! Tinned mushrooms, tinned tomatoes, Lidl own brand ketchup and brown sauce, value bread and tasteless fruitless jam. Clearly these owners couldn't give a damn, they just want your money.
