What an amazing place to stay! The guest house is ideally located between the city centre and the docks of Leith both of which are a short walk or bus ride away.
The rooms are modern and tastefully decorated. My bed was extremely cosy and the shower in the en suite was bliss. Gareth, who is the owner and host at Fraoch House is a delight and couldn't be more helpful with lots of tips on how to get places, what to see and where to go for food and drink. He also cooks the best breakfast I have ever had at a guest house before!
It is excellent value for money and I could not recommend it more highly. I strongly suggest you try it for yourselves!

A wonderful B&B! Great rooms, wonderful breakfast and a superb host. It is located close to several good restaurants and within walking distance of a movie theatre.
The bedrooms have wonderful beds and very good amenities.
The city has such wonderful historical sites, it has been called the "Athens of the North" and I fully agree with this quote.

Great place to stay, in a quiet street just off Leith Walk making this a convenient location for both Leith (shopping, restaurants, and the Royal Yacht) as well as Edinburgh city centre, which is rare.
Both are walkable, but we caught the buses on Leith walk, which are easily the best way to get around (and sightsee) the city - tell Gareth where you want to go and he'll tell you what number bus to catch.
The B&B is in a building of the classic Edinburgh "villa" style, but still small enough to have a homely feel and a warm welcome from the proprietor Gareth, who we got to know (he cooks superb breakfasts!). Bathrooms were recently refurbished, and the whole place was clean - I strongly recommend it.
