I needed a cheap holiday in Turkey and booked this hotel basing my choice on the reviews it has. I did read a few negative reviews but ignored them as they positives out weighed the negatives. However the negatives were more honest and realistic. I accepted when I booked that it would be a very basic hotel but this was beyond basic and was more like inadequate. One does expect in a basic hotel that things like showers would work and that it should be clean this was not clean bed linen and towels grey, bed like the oldest mattress one could think of and so uncomfortable (it gave me a bad back). I can honestly say that I did not have hot water ever during my stay there only marginally warm. The shower was more like a dribbling tap ( I do not exaggerate) The shower head was on the floor when I arrived and one had to hold it up in order to wash. It was only after complaining that it was fixed to the wall. The sink had no plug and despite asking for one one did not arrive. Fixtures and fitting were loose, the Lino on the floor was loose and tripped one up The hotel environs were untidy and I even noticed an old broken sink on the ground outside of my room. The travel rep (from Cosmos) seemed unconcerned and only resolved the issue of the shower, we were told we could have a new room but this never happened.
On the positive side the hotel restaurant although a little shabby served good food with good helpings and at a reasonable price. I did dine at a number of other restaurants and the Patio was the best. I found it very frustrating because with more effort on the part of the owners and with improvements to such things as hot water (lets face it after a day in the sun everyone wants a good hot shower to get clean). Fixtures and fittings in the rooms needed attention (loose shelves wall safe hung by a thread) This hotel could be quite a good basic hotel. Hotel facilities however this numbered the restaurant the swimming pool which was not obvious and on a piece of land across a road the hotel had free wifi but we only discovered this a day before we left.
I would never go again and it has taught me a lesson in that peoples idea of what is basic is obviously very very different.

Booked this hotel with a little apprehension but was more than happy with the booking.
Rooms are basic but perfectly fine for sleeping and showering.
What really makes this hotel are the friendly staff and great food. We booked half board for two weeks. Meals differed each night and repeated the second week, but all were absolutely fantastic. The hotel is family run and all the staff are friendly and helped make my holiday memorable.
Would definately go stay here again!

I reccomend this hotel to anyone who does not mind if it isnt a 5* all inclusive, fancy hotel. All of the staff were friendly and always made you feel welcome, and everytime they saw you, they would chat, or just say hi. The rooms are basic, but its fine. The rooms have a balcony (exept from the bottom floor ones) there is a wardrobe in the room, i stayed in a 2 bedroom one so it had a bedside table in the middle of both the doubble bed and the single one, which you can put stuff on, there is little shelfs underneath. Also, if you pay £2 a night, you can get a safe, for when the maid comes if your out, to put all of your valubles in. When we arrived at the hotel, it was 2 o'clock in the morning, and the only staff we could find was a man, he checked us in and showed us to our room. Unfortunatlly he didn't speak english and the room was roasting, so we had to wait till the morning to ask one of the english-speaking staff to help us. The pool is great, my daughter was in it everyday and at night it gets cleaned (that is when everyone is out at resteraunts, shops and bars) There is turtle beach, which is nice, the sea is warm but it was extremely salty, so if it went in your eyes, it stung like mad! and it tasted nasty. On the beach, you can rent a 2 sunbeds, and a straw umbrella for 6 lira - for all the time your on the beach, but ofcourse everytime you visited, you would have to pay 6 lira, its not paying for your whole stay in the country. The excursions are MUSTS! The moonlight cruse and the daytrip is fab, you go in mudbaths, swim in the lake and other things. I strongly reccomend it. HAVE FUN!

Great Hotel

My partner and I stayed here at the end of June 2009 for a week and had a fabulous time. The hotel was fantastic value for money, yes basic but then we didnt pay 4* prices, the people that ran it were so friendly and helpful, the hotel clean, the pool clean and so quiet we had no fight for sunbeds and mostly had it all to ourselves. The staff were always cheerful and happy to chat and made us feel like part of the family. I will DEFINITELY be going back, hopefully later this year, which is made possible by the wonderful value of the place.
Other than the hotel, I have to mention how beautiful Dalyan itself is. A charming, friendly town and the trips on the river, whether up or downstream are an absolute must.

What makes a great holiday? The people do it for me and at The Patio Hotel they are just fab. OK, so the rooms are a little basic, but they are scrupulously clean and everything you need is there, except perhaps a chest of drawers. The pool is clean and safe, hotel staff are friendly and helpful and the restaurant gents are wonderful. The food is excellent, service is always prompt and as you know, it's the little things that matter so much and which JJ, Jimi and Freddie get right every time. The chef is a key player here, and his food is so, so good.
Going back? Course I am, how could I not!

What more could you ask for from a reasonably priced hotel? Sure, the rooms are basic, but not nearly like what has reviously been described! Shower/ toilet area was fully tiled and our room was clean, but with no facilities for tea, etc. (Don't expect sky tv either!) The air conditioning is payable locally at £5/night. The pool was a reasonable size and kept clean.
The hotel itself is ideally situated within 2 minutes' walk of the river, where you can book excursions. The food was reasonably good. (We had Turkish Breakfast included in our stay), otherwise we ate out in town, or by the river.
For a break to Turkey for under £250 for the week I wasn't expecting much, but the staff were helpful. We had a comfortable, reasonably priced stay for an incredible holiday!

The patio hotel staff were very wellcoming,and iwas introducer to them all,the rooms are very basic but clean,and the beds and towels are changed every other day.
Iupgraded to half board on arrivel (cheeper than booking in u.k.)and although it is a
limited menu Ienjoyed every meal,and if Iwanted anything else I had alacarte,JJthe head waiter was very attentive but not intrusive,and being a pensioner traveling on my own this is important.
Ninety% of all the food served in the hotel is organic and home grown.
This was a very pleasant holiday,and I hope to go agian next year.

This hotel is HORRENDOUS. Do not stay here, if you have booked, i strongly advise you to cancel and find another hotel. We had to spend a night here after an excursion from Olu Deniz, the day trip was great, visited turtle beach, the tombs and mud baths, great fun, then told we would be staying in a basic, but very clean hotel, which suited my boyfriend and i fine. We are students and used to basic rooms and hostels so we didnt think twice.
After arriving at the hotel, we were so dissappointed. They hadnt a room for us in the main hotel, so they put us in an apartment in the staff quarters, which was absolutely filthy. Cig buts everywhere, a dirty toilet, huge bugs, earwigs, wasps, mites, filthy floors, hair covering the plug hole and an awful stench which i can only describe as a mix of urine and rot. The worst hotel we have ever been in. We were not the only ones to complain. After we refused to sleep in our room, we were left in the reception while the nstaff and managers went to bed, 5 mins later, 3 girls joined us, they also refused to sleep in their room. Furthmore, a couple went down the road to stay in another hotel, saying their room was filthy and their sheets where dirty.
Unhelpful staff, horrendous food (our dinner was included in the excursion), not even sure what meat it was! The whole hotel was filthy, it smelt like it hadnt been cleaned in weeks.
Would rather not go on holiday than stay in this hole!
I promise you, avoid this place like the plague! you will probally catch it in Hotel Patio!

If you want family friendly then this is the place to come!
The rooms are basic, but to be honest you don't want or need to spend time in your room!
A great family who make you feel very welcome and are really great with children!
I found if you ate at the restaurant and found there was nothing you fancied on the menu they would make you something without questions, and their home baked oven 'bread' was to die for!
The owners and staff always welcomed you and would recommend places to visit, organising a boat trip with a local boat owner!
Also for a fee (less than the cost of a taxi) they will take you to the airport, that's service for you!
I will defiantly be going back there one day as soon as i get the chance!

As a family we went to Dalyan in Turkey. This particular region of Turkey is stunningly beautiful. However, the hotel was horrendous.
We were charged an extremely high rate for the air con and safety deposit box and the health and safety was absolutely appalling. They constantly cleaned the restaurant area and steps with water and left to dry without any warning or notice. It was very dangerous for young and old alike.
Although we were on a half board basis, at no time we were given a menu which outlined what we could/could not have. We were charged three times as much for a bottle of water, which for 25 lire you could obtain at a shop next door.
However, we were told that we were not allowed to bring water into the hotel. This proved very difficult at times due to the outstanding heat wave. You constantly felt like you were being watched and after two attempts at an incorrect bill, we stopped leaving tips which resulted in a fairly cold response from the hotel owner.
As a resident of the hotel, you felt an obligation to eat in the hotel, and felt awkward and ill at ease if you went elsewhere.
The pool was a safety hazard, which proved to be very slippery.

This was meant to be a quick week in the sun. Had booked the day before travelling and was allocated on arrival. I didn’t know what to expect!
Needn’t have worried as all staff and management were very friendly and helpful to the extent of being taken for a Turkish bath, shave and even to the airport on the day of departure.
Food was great swimming pool was all to myself! Overall a lovely stay and I will be taking my children back in 4 weeks time.
