My husband and I have just returned from spending a week in this cottage. The setting was beautiful, the noise from the road we did not feel was intrusive when sitting out by the pool, it is on the other side of the building and was not really busy whilst we were there.
The pool is lovely. it is a good size and the owners keep it well maintained and would come down in the morning early, before we were up, to sweep the paths and clear the fallen leaves from the pool.
We did not find the owners Fanny and George a problem, we met Fanny on the evening of our arrival and they did pick lemons from the tree which was at the side of the cottage above the pool quite regularly but you could not see them if sitting under the shaded area outside the cottage.
The cottage was very clean and the kitchen appeared to have everything you would need, although we only had uncooked breakfast there, choosing to eat out every night.
The only negatives was the air conditioning did not appear to be adequate, we mentioned this to the Monarch rep and nothing happened until the day before we left when a noticed appeared on the inside of the front door saying that if you wanted to use the air con it was 6 Euros a day and you needed to speak with the owner George, by this time it wasn't worth it for us and I think it was a pity that we hadn't been told sooner as this would have meant more pleasant nights.
Then resort is small but had everything you needed for a weeks vacation. The small supermarket was at the top of the driveway and you could also change money at the premisis next door, although if you need a cash point the closest ones are in Ipsos 5 kms away.
The beach was very small and made up of shingle, the best Taverna to eat at by far was Taverna Parea, which has a small menu but all the dishes we tried we very good, staff also very friendly.
Would diffinately recommend hiring a boat for the day we did this via Monarch with a company in Agni but you can also do it direct from another comany at the harbour in Nissaki, this is cheaper than the option we took.

We got bitten to death by the mozzies by the pool (there is lots of greenery) - my husband - within the hour!
The weather wasnt brilliant the last week in May & I found it rather cold in the lounge/diner in the evening - had to raid a lovely warm blanket from the bedroom.
This villa is oldy worldy & unusual upstairs.
The owners are very pleasant but I found them slightly intrusive and agree that you do have the feeling of being watched.

Nice little villa situated in the small resort of Nissaki. Mini supermarket 20 metres, Nissaki Taverna 20 metres and 3 Taverna's by the beach 200 metres. There is also a Bar 100 metres which has a pool table, music and TV.
We stayed for a week, ideal for a relaxing pool side holiday. However, any time more than a week may be too much for two people. The villa is clean and spacious and the pool is well maintained. The pool/outside area is secluded (see below comments) and views various trees looking down to a dried up (at least in summer) stream, plenty of pleasant greenery and bird wildlife.
Negatives:
The people who own the property will pop in and out at inconvenient times to pick vegetables/fruit from the garden or clean the patio area. This was not pointed out by the Cosmos rep nor was the arrival of a cleaning lady, an outside bin would have been more preferable to empty the overflowing bins which hardly is a task.
The owners house is above and to the side and after a while you feel that you are been watched a bit too closely which can spoil the atmosphere of the villas positives, again great if you have an evil overlord fetish. Don't be surprised to catch them in the villa grounds after you have left for the taverna (and come back a couple of mins later) or return at any time in the day.
The garden area has many plants and shrubs... nice but they attract wasps. Not even worth trying to have a meal outside. In fact it can be annoying just sitting by the pool. Beware.
The Nissaki taverna just over the road was recommended by the rep. Give it a miss, the others down the road are much better (Olive press) unless you like undercooked chips and fireworks if you hand a 50 euro note to the owner/waiter.

We have just stayed at this villa for 2 weeks. 2 adults and 2 children of 10 and 12. The villa was very comfortable and spacious and the pool was lovely. Go well prepared with insect repellant, as the wasps and biting insects are a real nuisance when you attempt to sit outside for a meal. The owners seemed really friendly and we certainly didnt feel that they were hanging over us.They live above the villa. We had to pay an extra 8 euros a day for the air conditioning in cash to the owner. We certainly needed it in August! We didnt have a car but were easily able to walk to Nissaki bay, where there is a small pebble beach with beautifully clear water and great for snorkelling and 3 very nice tavernas by the sea,about a 5 minute walk. Close to the villa there are 2 food shops and a car hire place where you can also book trips. We did find the traffic noise intrusive. The road main coast road runs behind the villa. i think we got used to it after 2 weeks! All in all it is in a perfect location, especially if you dont have a car as everything is very close to get to.
