The Royal Oak Hotel

This property is always busy because there are virtually no other hotels in central Sevenoaks and because of its location opposite Sevenoaks School. As a result, prices in no way reflect what is on offer. Rooms are 2* more than 3* but have 3* (and even 4*) prices. The restaurant is OK but there is a good choice of much better establishments within 5 mins walk. So it thrives on near-captive business. I wish there was an alternative.

We were put in the Annexe which is a dreary & poorly maintained outbuilding: even the number plaque on the door was hanging off its two remaining screws. The decor resembled an 80s Scottish nightclub the morning after the night before, with deep green tartan walls, green paintwork and hideous hardboard furniture. Despite the nice appearance of the original part of the hotel and the dining room, I was put into the annex at the rear (offering glorious views of gravel and parked cars). The room (on the ground floor) was sadly in need of decoration, the bathroom was dingy and the overall impression was depressing. The other problem was that I could hear everything the person upstairs was doing (and I'm very deaf!). Another sad case of owners not being prepared to invest in their business.

Could not recommend this establishment. Rooms very small, no drawer storage space for smalls. The management are not very approachable and appear to be not too friendly. We had a problem, in common with other quests on Sat and Sun. with the heating system and on requesting assistance from management nothing was done until the day we were leaving, Monday. Also beware of booking in advance and being quoted room rates. These are likely to change when you check out!

We booked for two days - but were so disappointed with the room and service that we left after one. There were holes in the sheets, no heating in the room and service was non-existent. Not worth the money.

will not go back and stay in this hotel as find it too expensive for the service you get.

We stayed at this hotel very recently (early June) and found the rooms to be small, shabby and uncomfortably hot. We were in the annexe and friends stayed in the main building but their experience was the same as ours. I did not think it fair to select "Terrible" when rating this hotel, but I would have chosen a rating between "Terrible" and "Okay, but some problems" if it was available. We have stayed in many hotels in the UK but have found much better accommodation for a similar rate.
