Really nice hotel and great staff....

Really nice hotel and great staff. Located in Kemp Town, about 5 mins from the sea front. The walk back takes a bit longer as it's up hill, Upper Rock Gardens.
It looks as if the hotel has been done up reacently. Our family room was fantastic. The room was nice and big, plenty of room for our 2 year old to run around! I say room, but its acctually 2 rooms and a large bathroom. We were downstairs and also had a little patio to sit out in.
Tea/coffiee and biscuits in room. Also a hair dryer. If you need an iron and board you have to ask at recption.
Breakfast is 9-10 and vegetarians are catered for. There is also a water cooler in reception.
Staff are only around untill 6pm but we were given the front door key so not a problem.
Families are catered for, a high chair and travel cot are avalable if you need them.
We were allowed to keep our buggy in reception, so didn't have to keep taking it up and down the stairs.
We found a great park just up the hill from the hotel. Fantastic for the kids.
Only down side to this hotel is that you have to check out by 10.30, but we were able to leave our luggage at the hotel and collect it later.
Will be using this hotel again.

Lovely hotel with brilliant staff who were so friendly and helpful, even early in the morning.
Near the beach but far enough from the town to be a bit quieter. Spotlessly clean and amazingly modern for an older building.
We paid extra to park in a secure area behind the hotel - well worth it!
Tea and coffee and biscuits in the room and loads of local interest magazines giving details of things to do. Can't get over the square cups, saucers and plates and the breakfast was fantastic.
We had a room on the top floor, there were quite a few stairs but we were out all day so it didn't really matter.
It did seem a bit odd that there was no-one on duty in the premises in the evening - they were a few doors away so could be contacted if need be. We had the key to the 2 locked outer doors, so felt safe.
Would definitely visit again, we had a great few days - it’s definitely worth visiting to meet the remarkable staff!

This was one of the smallest rooms...

This was one of the smallest rooms we've every stayed in, talk about making the most of the broom cupboard! We had a double en-suite room, which was really only the size of a single room.
And as for the bathroom, I kid you not when I say you had to back onto the toilet it was that small, that was once you'd squeezed around the bed and the open bathroom door. The shower I just couldn't turn on, my husband had to almost dislocate his wrist to get it going.
Some other residents were very noise well into the small hours, but you couldn't complain to reception, as this is a "let yourself in hotel" without 24hr cover in case you encounter any problems, and the owner/manager lived down the street in another house.
All in all we would not go back to this establishment, although Brighton is a great place!

The hotel is clean and located in Kemp Town within in walking distance of Brighton town and seafront.
We were allocated the four poster room which sounded very exciting for the £70.00 per night, the quality of the accommodation in relation to the review on the website was however quite disappointing.
A large four poster bed dominated a room which could only just have coped with a regular double and therefore some adjustment of the furniture was needed before we could open drawers and get to the Wardrobe (nee cupboard).The heating and water supply were erratic. The bathroom was very tastefully decorated and seemed out of keeping with the overpowering decor of the room. Also there was not a mirror in a suitable location for using a hairdryer.
Breakfast was served between 8 and 9 which was too early for a weekend relaxing away from it all although a continental breakfast could have been served in your room between 930 and 1030 (that is when the cleaner visits).We were not furnished with clean towels for our second night and we had to leave our room by 1030 the next morning.
The review states that the hotel is stylish, contemporary, spacious with breakfast timed to the customer. This was not our experience.
I more than understand the management needs of the proprietor however some fine tuning including a less didactic information booklet, could have made for a more pleasant stay. Perhaps some more thought could be given to the fine details, furnishings and customer service standards.
We will not be making another booking based on our experience.
