Stayed here for a cheap(ish) weekend. The cold bath tap didn't work i.e. no cold water. The shower was not very good - water all over the floor. The bathroom floor needed a good cleaning. The worst thing was the DUST on every surface in the bedroom; it had not been dusted... more

Good Value for money
After reading the other reviews on this hotel i was expecting the worst (as i didn't book it myself ) but was pleasantly surprised, it was overall pretty ok. The room (206) was fairly large (we had a double bed & a single bed) it was clean and had all the amenities you would expect, shower/bath, T.v, kettle etc. The Dinner and Breakfast were both delicious, and i'm a fairly fussy eater so thats a big compliment from me. Accomodation in Brighton can be very expensive for somewhere half decent so i think we got good value for money, it cost us £80 in total for the double room & that included breakfast & evening meal. There was good parking outside the hotel & its not too far from the seafront, about 5-10 mins by car, there is a bus stop right outside. Not really any negative points apart from maybe the smell of cigarette smoke throughout the lobby, but that wasn't that bad. I would definately stay there again but would try to get the same room as the other couples in our party did have issues with damp & the smell of damp in their rooms.
It is not that bad!!!
This hotel was slated by most other users and really it was not bad at all! The rooms were clean, the floor was creaky but it's an old hotel, what do you expect! The breakfasts were hot and always delivered promptly! The pool was small but it's nice just to relax in. It was not bad at all and brilliant prices compared to central Brighton. All in all this hotel was not bad at all.
far better than expected!
i only read the trip advisor reviews after i had already booked the room - and by this stage i knew i would struggle to find other accomodation in brighton so i thought i would keep the booking and see for myself. its the first hotel in brighton ive stayed at with ample FREE parking - actually more spaces than bedrooms! i did find the stairs a little confusing and perhaps better signage could be considered. i would presume some of the people who've reviewed this hotel badly havent been to brighton very much. people seem to expect cheap weekend breaks - which never happens in brighton!! i booked online and paid about £180 for fri and saturday. in the past ive paid around £250 for hotels of simlar standard or below. thats without free parking, without a leisure club and without cooked breakfast. The staff were very friendly & were not just fluent in English - both receptionists actually were english! (so many times before ive had difficulty communicating with hotel staff who just dont know the language enough to be of any real help) . . i know not many people bother to take the time to write a good review - but i just feel this place has been unduly criticised by people who dont seem to be aware of what value for money really is in Brighton!! If you want luxury dont go here - but if you expect to find luxury for £200 - DONT GO TO BRIGHTON ! ! !
Preston Park: Revolting, Do Not Stay Here
Stayed here for a night during January 2006. We looked around 5-6 hotels and they were either fully booked, too expensive or the parking was insufficient. We then came across The Preston Park Hotel. It was a dingy, old building with enough parking for about 20 cars. We checked into 2 rooms (this was around 1am) and we were so tired. The room was clean, yet in a terrible state. The beds were disgusting with hair (don't know from what part of the body) on the pillows and stains all over the sheets. The rooms were so hot, even with the windows open, but we did not open them too much due to the dodgy area the hotel is in. The showers were fll of grime and the window in the bathroom went right through to people's homes surrounding the hotel area (I had to be crammed in this little area) and the basin and toilets were almost unusable. We had breakfast in this small, horrible, dingy restaurant and was overpriced. I wanted to see what kind of bad state the pool was in however, it was an unfriendly site with a man at a desk in the doorway of the pool area and wanted my details. I just ran off. One final whinge about the place is the amount of fire doors.The two rooms were about 5 metres apart from each other, however, you had to travel through 3 fire doors just to get there. I felt insecure that the place was such a fire hazard. It also made it really hard to find our rooms due to the big maze it created. Overall, if you want to stay at this place, be my guest. However, at 50 pounds, it is clearly not worth it and even after one night of staying there (we stayed there one night), you want to go running out. Even when you are desperate to get to a bed go to the travelodge down the road, it looks much nicer and probably cheaper. In conclusion, I say you take yourself and your money and stay somewhere else as this was truly a horrifying experience.
never go there
After booking this hotel for our anniversary i can honestly say i was looking forward to it. DISASTER all round, they give us the wrong room to start, the shower was hanging off the wall, wallpaper had been stuck back on with a slap of paint the bedbase was so old it had turned white was once some kind of blue, i think! lots of tea and coffee but no other hospitility so you drink it black or not at all. First night we had people trying to get into our hotel room, obviously very drunk and did not know where they should have been,but shouting at the top of their voices, tried to get back into the hotel around 4.30pm the carpark was full, not with residents but football hooligans who decided to park their cars while watching the brighton and ipswich match, didnot get in until gone 6pm, then the bar was full of them. Second night very much the same as the first couples arguing again early hours of the morning and slamming doors and banging around,im sure the whole hotel was up for 2 nights like us no sleep. Got home checked the prices of the hilton just up the road and for an extra few quid we could and should have stayed there, if you want to slum it in a hotel that does not care about its guests and get no sleep then this is the place for you,but ask to see if you can stay for free not worth a penny!!!!!!!! i have stayed all over the country and never seen anything like this, HONESTLY. I have put in a complaint and want a refund and if i dont i will take things further.
Ok if you get a cheap last minute rate
Got a last minute reduced rate of £50 a night for a double room including breakfast for a fri night in August and it was just about ok for that price. Quite noisy as it faced onto the main road overlooking the bus stop. Would have been disappointed if I'd paid the full rack rate. Room was narrow, cramped and bed uncomfortable. But Bathroom was surprisingly of good standard and well maintained, compared to other parts of hotel. Unimpressed with breakfast room, large gapping hole in ceiling that was leaking water over one of the tables. Staff were rushed and seemed to have problems coping with the numbers, had to remind them 3 times to bring the coffee. Stuffy and hot with no air conditioning, food wasn't that great either. There's free parking on site, but it's quite a way out, taxi ride is approx £9 into town.
Tired hotel that's definitely below average
The Preston Park Hotel is no longer part of the "Jarvis" chain - and it's not hard to see why. Maintenance appears to have been skipped, with damage to walls being patched up without regard to appearance. Tiles were falling off in the bathroom, which had poorly-laid flooring and a shower that needed descaling. Some of the cooked breakfast had gone cold by the time it arrived. Staff - whilst friendly - had little interest in customer service. Good points? Parking is free and it's around a mile north of the city, making it convenient and tolerable if you can get a good price.
One to avoid
Possiblly the most run down hotel I've ever stayed in. An assault course of stairs to get my room, walls covered in polly-filla, broken lamps and blown bulbs, and if only I could download a picture from our room:- a fire escape, a broken wall and a private garage with 6 feet of scrap wood on top! The full english breakfast appeared half-full, with cold bacon and cold fried tomato, quite obviously pre-cooked. And the £100 weekend rate agreed TWICE over the phone with the reception turned out to be £100 a night. With the taxi fare to town and back, this was the same price as staying in the Grand. Trust me, no-one checking out enjoyed their stay, definately one to avoid.
From a real customer and not from the hotel
This hotel is very shody, the upkeep is awfull. I have had to stay in this hotel on a number of occasions as all others in the area are already booked and I've regretted it each time. If you like bed bugs come here, if you don't - don't
