On arriving at the hotel with 3 cases, 2 rucksacks and one pushchair there was no one to help with the luggage and we were up two flights of steps. The coach driver did not speak any english and there was no rep. Room was spacious however beds were hard and my husband had the slats collapse at the top of the bed and the bottom then the next day the bed actually broke when he sat on it! He reported this to reception and they said he could have a bed from next door or we could move rooms we chose to have a bed from next door however my husband had to help the odd job man move the bed from one room to the other and was not as easy as it sounds.
There was plenty of hot water however the soap suds came up through the drain in the bathroom floor. The bath looked as though it had never been cleaned or the taps. We had lots of clean towels and the maid was really friendly which is more than can be said for the rest of the staff. The barman was friendly and my daughter absolutely loved him.
Air conditioning is a must works well and not noisy.

Swimming pool was very clean and not very busy and sunbeds comfortable. There is a short cut to the beach and sunbeds are 7 euros and very uncomfortable!!
We had one meal at Pandasia which was awful and v expensive we ate the rest of the time at ESCAPE this was really nice Maria is very friendly and does a lovely seafood pasta along with other nice dishes.
Food at the hotel is ok but quite expensive for what you get. Breakfast is the same every day.

I have stayed at the roseland hotel 3 times now (2005/ 2007/2009)and have just booked again for July 2010. The staff are very helpful and friendly- nothing is too much trouble for them. The location is superb, just a afew minutes walk to the lovely sandy beach and the shops/ restaurants. The maids cleaned everyday and the hotel was spotless. A fantastic base for a holiday in the lovely resort of kalamaki!

We went as a group of 6 had 3 rooms all of us felt the beds were very hard and uncomfortable, Showers did not have hot water at busy times (the time you need them) this was a big letdown in my opinion along with other little snags TV signal was poor in all rooms sometimes cutting out completely so if you did find something to watch other then Sky news it was incredibly frustrating to then loose signal, Rooms were clean and staff were Very polite apart from Mick the sarcastic bar man were everything was too much effort! Big let down on the entertainment too we were there for 2 weeks and there were plenty of advertised nights like quiz night and NOT 1 actually happened!! Breakfast got repetitive same things every day, and after 4 days of it I couldn’t face it anymore! Pool side showers didn’t work and poolside floor was very dirty, Jacuzzi had green around the edge daily not a nice look, at night there were a lot of light bulbs out and a lot took over 10 days to be replaced (far too long in a hotel) Overall it was a good hotel there was just a lot to improve on.
- Advice: Avoid Pandesia on the main strip the worst resturant service ever!!

I agree with some reviewers the fridge & safe are expensive but i just had the safe. The breakfast is a very nice buffet, the hotel & rooms are comfortable, small but very nice pool, very good staff excellent cleanliness, the area is very nice 5mins from bars & restaurants ,good meals in restaurant especially off specials board(look at specials boards at all restaurants for free starters/sweets),happy hour 6 til 10,good value beer/cocktails try dennys bar for chill out drinks ,tried most of the restaurants in kalamaki all were excellent not a bad meal all holiday, walk down the beach to laganas (3/4 hour) for better shops,try the GYROS 2e great lunchtime snack, DONT expect cheap duty free spirits twice the price as uk in shops ALL IN ALL GREAT HOLIDAY FAB WEATHER AND MISSING THE MYTHOS ALREADY...

We have just returned from one weeks stay at the Roseland Hotel.... It was wonderful. Hotel was exceptionally clean and tidy, breakfast was good but, the best part was, no matter what time of day you sauntered down to the pool, there were sunbeds!!!!
The beach is outstanding and only a five minute walk away. Five minutes the other way and you're on the "strip" with some great restaurants and bars. Also on the strip you can book various tours and trips - we went to Olympia for the day 32 Euros - 60 if booked through the Tour Operator!! If you only do one trip and, are interested in history, go to Olympia. For an extra 9 euros, kids go free, you can visit the museum and the site of the first olympic games - it is amazing!!!!!!!
Favourite restaurant was Escape (come out of the hotel and turn left). The food and the atmosphere are most definetely greek and Maria, will make you feel like one of the family.

My husband and i stayed for 2 weeks in The Roseland Hotel, we couldnt really have chose better. The hotel is lovely and clean, the rooms are spacious and the maid service is daily. As it is only a 5 minute walk from the beach and the main strip it is perfectly located. The pool is lovely and clean and there is always more than enough sunbeds. The breakfast is more than adequate, toast, ham, cheese, eggs, sausage, cereal, fruit, yoghurt plus a choice of tea, coffee and juice. I did read reveiws before i went saying the breakfast was not very good, but personally i enjoyed the selection and i didnt go on holiday to Greece to eat a full english every morning. The hotel does serve evening meals which we tried once or twice and they are ok, but as you are only a 5 minutes away from a great selection of restraunts we chose to eat out each evening, i can highly reccomend Paolos and The Olive Tree, excellent food, excellent service and lovely clean premises, but saying that all the restraunts we ate in were of a high standard. There is a snack bar by the pool and the food served is nice enough for a midday snack. There is a bar in the hotel which is run by Mick, they have bingo nights and quiz nights which are quite a laugh, but again, 5 minutes down the road is a wide selection of bars and tavernas all suitable for the whole family. We had a lovely 2 weeks staying at the Roseland and would definately return.

myself and my partner spent a week in the roseland on the 25th september 2008, after paying so much for only one week, i didnt expect to pay 100euros for the use of a fridge and safety deposit box. this was non refundable. the fridge was switched on anyway , so why not let the guests use them anyway. our room was 319 witch is right above the vents for the kitchen, the noise of the fans morning, noon and night was disturbing. breakfast is ok, if you like to eat spam when on holiday, the hotel is also near the the flight path of all aircraft ,entering and leaving zante. depending on what way they come in. the noise day and night is again disturbing. the staff were very nice to us although not overly, there is no tea and coffee making facilities in the rooms , unless you pay for them , witch i couldnt be botherd asking. kalamaki is nice but cant say the same of hotel and would not go to this hotel again. thomas cook who we booked with we will not do so again , the tour rep ross couldnt even be botherd to meet us when we arrived ,this was left to the coach driver to do.

We thought that it would be impossible to beat last year's holiday at Kos but we were proven wrong!
The weather was in the late 30ies - early 40ies everyday which made it almost unbearable to walk even to the beach (which was only a 5 minute walk away, but in the heat took about 10 minutes). Some people wouldn't like that but you do get used to it.
The hotel is air conditioned and so are the rooms. As soon as you arrive the people make you feel welcome. Greek people own the hotel and work at reception but there is an English barman (watch out for the dry sense of humour!) and waitresses who are on the whole pleasent but not as cheerful as the Greeks. The rooms are cleaned everyday which was a big help with me sharing a room with my extremely messy brothers...There is a buffet ready at 8am until 10am for breakfast which even though is nice for the first few days, gets a bit boring after two weeks. There is the choice to eat in at the hotel too, which I would advise against as the food isn't amazing and there isn't much buzz there in the evenings.
The pool is a good size, usually with enough sunbeds available without having to run down at 7 in the morning. There is also a play park but it was too hot to go in there at all on our stay.
The beach (kalamaki) is gorgeous. There are Greek locals and volunteers who work at the entrance in a small information hut. They ask everyone if it's their first visit to the beach and if it is they tell you to stay by the water because of the turtles' nests. It's nice the way they care about them and not just the tourism. The sand on the beach is white with no pebbles, and the sea is shallow and warm. There are sun beds that are usually full but if you walk up the beach a little way passed them then it is literally empty and you can get a patch to yourself.
I would also recommend Zante Water Village. It is small but there is enough to do. During our visit we went there twice and it suited all ages from 6-16, and for adults.
There is a wide choice of restaurants along the stretch. Mum found the walk a bit far but I enjoyed seeing what was going on. Waiters stand on the outside of the restaurants trying to get you in. The ones I would advise you not to eat at are Bocca BBQ and Spagetti Mania. Also, The Temple was pretty bad. Our favourite restaurant was Vakhos. It was family run, really friendly and offered well-priced proper Greek food.
A definate 10/10 an all aspects of the holiday and I really hope we go back one day.

What can I say ... did my homework by researching numerous internet sites regarding the Roseland Hotel all were exceptional and it certainly lived up to my expectation.
The hotel was clean and spacious, and all of the staff were impeccable. All of the staff were very helpful and everyone was warmly welcomed. The rooms had free air conditioning during July & August which was needed as it did not fall below 40 in our 2 week stay. We had a double bed and even a bath - which is unheard of for Greece. We took 2 sixteen year olds too and they had the next room with an interconnecting door which was ideal.
We were on a bed and breakfast basis - whilst I know that some people moaned about the breakfast offering, the lack of variety - we were more than happy - toast, jam, hard boiled eggs, cheese, ham, frankfurters, fresh fruit, yoghurt & greek honey, cereals, tea, coffee and juice - more than enough to get you going in the morning. The food & drink available around the pool was also great and a good price - 3 euros for half a litre of wine! The pool was large enough and very clean with lots of sunbeds. The teenagers also got into the habit of a few games of table tennis which was also available at the poolside. We went to the hotel greek night which I would highly recommend. 8 euros for a barbecue meal and although the night started slowly with the 3 greek dancers before long everyone was fully involved, dancing around the pool and being thrown around the dancers heads!
Would recommend a visit to the Waterpark but not via the travel company - 30 euros with Thomson whilst we booked this with an operator down the Strip (the main high street) and it cost us 18 euros per person.
With regard to the Strip there are some fantastic restaurants available - we did not have a bad meal. Would recommend Heavens Kitchen - staff are wonderfully friendly and my partner could not get enough of their sizzling mixed grill!, The Olive Tree and Ambrosia - where the waiters dance, my one word of advice though is to ensure that you are out of the way when they start waving the paraffin about and setting it alight.
There are a number of bars, some for families and some focussed on youngsters although they are only small and not overpowering, felt that it was a relatively safe environment.
The beach is 5 mins away accessible via a back gate and the beach is clean and sandy and great to take note of the turtle nests which grow on a daily basis. The sea is shallow and warm, ideal for families. The teenagers went out on the lilo snorkelling on our first day on the beach and came face to face with a loggerhead turtle which made their holiday - this though I am told is not a regular occurence. There is a restaurant on the beach, Kalamaki Beach restaurant which is good but would suggest you walk up the beach slightly to the food van which serves gorgeous hot and cold baggettes. The Kalamaki Beach restaurant also has a pool behind it with showers - great to use when leaving the beach to make the walk home more bearable.
There is aircraft noise but I can promise you that this will not spoil your holiday, the planes are close and are actually a bit of a novelty as they fly in and out over the sea. The noise lasts seconds and the planes do not run at night and therefore did not disturb us one iota.
Our teenagers walked into Lagana along the beach, takes about 30 mins, to the land of kids - no one was on the beach as I presume they were sleeping off hangovers and the roads were being washed down! There was a Mcdonalds, Subway, KFC and Pizza Hut. Not my type of Greece - although enjoyed the burgers that they brought back with them! The girls said that they would not opt for Lagana as their resort but would stay in Kalamaki and maybe visit Lagana for 1 or 2 evenings.
We visited Zante town - the shops were designer and only open for limited periods - it was relatively dirty as it has a large port and lots of traffic. All of the restaurants are vying for business and can become quite aggressive - we were glad to get back to our resort.
Can now fully understand why so many people visit year on year - we will definitely be returning - fab holiday.

Wonderful hotel with staff who are friendly and helpful,Sandra who works the cafe and restrauant area to Mick the barman who was funny and laidback just 2 of the really lovely staff.
Hotel itself is clean and well kept, bedrooms are basic but I liked the hairdryer in the bathroom and very good air con,the beds are clean but a bit on the hard side,the only negative thing I can say about them.
The hotel serves good food and ate there a few times very reasonably priced with good service, the bar headed by Mick is comfortable and relaxed.
The poolside is clean with a good sized pool and kiddes pool with a whirlpool , also plenty of sunbeds.
All in all I would recomend this hotel to anyone its one of the nicest we've stayed at.can I say 10/10 again brilliant holiday.

Just spent 2 fantastic weeks at roseland hotel.It is spotless and staff cant do enough for you.Special mention for mick the barman who was the ideal host.Hope Pat,Colin,Steve,Jodie,Terry,Mandy and Laura had a superb time too as much as we did i would certainly recommend this hotel as one of the best places i have ever stayed.p.s. see you next year mick

had 2 weeks at the roseland could not fault it,
the staff are so friendly and helpful.
breakfast was good, as was the snak bar and evening meals
good sized rooms too.
a great place to relax and chill out.
