Have just returned from a 2 week stay at the Roseland Hotel and have had the best holiday ever!!! The hotel is in a brill location just 5 minute walk from beach and main strip in Kalamaki. The hotel is extremely well kept and clean with maids attending to rooms everyday and changing towels and bedding every other, rooms are basic but well presented. The pool area is where we spent most of our time during the day, there was always free sunbeds and was relaxing. All staff and other holiday makers were friendly are guests ranged from young couples to families to older couples. Would recommend the hotel to anyone!!! The restaurants in Kalamaki are all lovely and I especially recommend the roof top italian, mermaids, the olive tree and for chinese/indian the Marharja and also the cave bar is worth a visit early evening for great views of the sunset!!! Overall 10/10!!!

Absolutely lovely hotel situated in the resort of Kalamaki, the staff at the Roseland are so friendly and helpful. The rooms are extremely clean and are cleaned every day plus we had fresh towels 3 times over our week stay. The rooms have fridges, safes and air con which you can hire, tv's are in the rooms and our athroon had a bath with shower attachment and shower curtain (although i don't believe every room is like this), they also have hairdriers which are fine (i have long hair and had no problems!).
The pool area is lovely with a good sized pool, smaller pool for kids, a jacuzzi and plenty of sunbeds, there is also table tennis and pool table. The pool/snack bar is great with lots of food on offer including a very, very cold fridge full of nice cold beers! There is also the restaurant which allows you to sit outside in the evenings, the food is of a very good standard and i wouldn't have been upset to have to eat there every night.
The breakfast is a buffet, although if you like a cooked breakfast you won't find it here but plenty of restaurants down the road do.
Kalamaki is also a great resort, lively enough with bars (Fire club is great atmosphere for the slightly younger people!) and plenty of restaurants (i didn't hear of any bad reports on restaurants, we ate in The Olive Tree, Dias, Mermaids and Heavens Kitchin, which are all great and the usual shops. Although if you want a really lively night out there is always Laganas which is about a 45 min walk or 7 euros in a cab.
Would definately recommend Kalamaki and Roseland to couples of all ages, families too althought there isn't any kid clubs or activities (which is what appealed to us!).
If you book this hotel then i defy you not to like it! We will definately be going back next year!

I came here with my wife & son, twice!!! We were well looked after and my little boy was made a fuss of. Clean hotel friendly staff. This is the only hotel I will consider when I come to greece for our family holiday. We first came here in 2006, and was so well looked after we came back to the roseland in 2007. We particularly enjoyed the "Greek night" with the dancers and a lovely meal. We will be coming back to the Roseland, as this is the best hotel I have stayed in bar none.

Roseland hotel is fantastic, staff are superb, a really friendly place. I have just been looking at booking again for next year. A previous review stated you can only see the turtles in August this is not the case. We hired a pedalo from the beach and we got really close to a large turtle, this was in May.
There are enough tavernas to eat in a different one every night and we didn't have a bad meal in any of them.
I hope Mick the barman is still there next year I rather got a taste for his Pino Colada's.
The advantage of going in May/June is that it was still quite relaxed and not too busy and the weather was still great.
All in all brilliant.

We have just returned from 2 weeks at the Roseland, what can I say, it was superb.
The hotel is spotlessly clean, the hotel staff are very friendly and will do everything they can to make your holiday a good one. The food is very good and cheap at that. The rooms are fine and have all that you require with maid service every day.
The Roseland is about a 5 min walk from the beach, if you use the back gate to the beach it is a much nicer walk, if you go via the front of the hotel it takes about 8 - 10 mins.
Kalamaki main strip is about 5 mins from the hotel and to walk from end of the strip to the other takes about 30 mins. Would recommend the olive tree, dias, mermaids, and hera for good quality food out.
A trip to the cave bar is worth a visit for a drink, a buggy will collect you and bring you back down. Booked a turtle trip on the beach for 10 Euros each well worth a visit it was lovely to see them (you can only see the turtles during July and august).
The water village is worth a trip if you like big slides and an all day trip around the island was good but very tiring.
Overall we had a fab time and will definitely go back to this hotel.

Best holiday ever! This hotel is great; its location is near everything you could want on your holiday, a short walk to the main strip of Kalamaki which has plenty of really nice restaurants and bars.
The beach is a nice short walk as well.
Overall, it was an amazing holiday and would definately go back to this hotel when we go again.

This hotel is great. Located about 10min walk to the beach and about a 10mins walk to the bars and restaurants.
The staff are very friendly and helpful. I would recommend this hotel to anyone wanting to visit Kalamaki.
Rooms have fridge and air conditioning (which you have to pay for) and TV with sky news and local channels (British TV is payable too).
The pool is a lovely size and the snack bar provides great choices.

A lovely hotel which was kept very clean. Staff very caring and friendly. We were made very welcome.
Buffet style breakfast nicely presented and good choice of food. Snacks available during the day and an evening meal in restaurant if you wanted to stay in. A lovely area for walks and a very relaxing beach not far by. An ideal place for couples wanting a relaxing holiday. If you want a really good baguette to take down to the beach for your lunch, go to the kiosk just by the beach.
Also do go on the turtle spotting boat trip. It is fantastic and you get the chance to see the turtles.
Also do go on the 'simply Zante' trip. The scenery is fantastic worth every penny. If you feel romantic have a ride in a horse and cart just up the road from the hotel. We did venture into laganos town one evening which is very busy and really just for the younger generation so if you prefer somewhere quieter stay in Kalamaki.

I would recommend this hotel to anyone, families, couples of all ages, just wanting a really nice base to stay in.
The hotel staff are very friendly, and will help you in any way to make your holiday as good as it can be a bonus is that it has air conditioning, a fridge in every room and fly shutters which you wouldn’t expect all these from a 3 star hotel. The pool is reasonable size with a Jacuzzi.
You can eat evening and day meals there if you don’t fancy going out, also they have got seating area where there is a big TV screen to watch anything you want.
